The house is very nice. However, it is literally a couple meters from what appears to be an eroding cliffside. I would be extremely concerned about landslides undermining the house foundation during the wet season. 😳

Hello Leah and Gary very nice house , love this loft style for a couple perfect in my meaning and a beautiful view , a half high fence to the valley will be the best option , it will be a nightmare to block the view with a full fence , price is good for what you get , regards from Germany 🤗👍

As an aging carpenter, I feel I would have created a layout that would be more user-friendly. A small bathroom upstairs, balcony on two sides for privacy options, definitely more power outlets and a spare room downstairs. Considering how much it rains, there could be erosion issues in the future on the hillside. I'm not trying to poke holes in what they have done but small changes would reach a wider demographic. It's a beautiful spot but it would eventually frustrate me knowing how much more convenient it could be. I wish you all well-being and prosperity.

My first thought was the rainy season and the possibility of more erosion on the side of the house perhaps for now an exterior light on that corner of the house at night so you don't end up at the bottom of the hill. He would need to figure out a multi-teared abatement system given how steep the drop-off looks.

I presume they were operating within the constraints of what a Filipino architect thinks is best. Note my minor complaint about the narrow tall window in the office in my comments under the owner David Fear's comment. Well more balconies add costs, as well does extra bathrooms. Yes at least a toilet and sink upstairs would be nice for us older guys who need to urinate in the middle of the night. And who really wants to walk across the living room in a towel after showering to go upstairs to get dressed. But in the Philippines it is very difficult to find a decent house that quiet and that cool climate, that is new with the major things done correctly. I would grab that house immediately if I was sure we are headed back there now. I am interested in it.

Hi Jim, My property has 4 bedrooms, 3 bathrooms, more than 600 square feet of balcony which by design face north, south, east, and west, and dozens of outlets including 3 doubles on the guest house kitchen wall, 1 in the floor at the guest house table area, and several weatherproof outlets on the exterior. The first floor bedroom at the main house has an overly generous en suite bathroom that will serve me in my later years should steps become an issue and I have to abandon the upper master suite. As for the eventuality of erosion, that will be addressed in the near future as my funds and vacation time both build back up. It helps to understand that this is a guest house and thus a small part of what we built.

I have spent most of my life building residential, commercial and industrial and I firmly believed that if a person designed a building to sell to the largest democratic. The product becomes more functional even if you want to keep it. Why cheap out and have less than what's available at the time. Life is too short to be cheap. When it comes to a forever home, cottage or tent go for the best... what ever your comfort level affords you. It's always easier to market something high-quality! Live long and prosper!

@@frozenpann he can make those suggested modifications in the future if deemed advantageous. Let's not stress him out. He has been gracious to offer the guest house for rent. Most who are wealthy enough to do what you suggest, would not even bother to rent it out. There are so few of even that quality built to expat standards for rent at that high elevation with the cool climate. Might find a nice house around Valencia proper, but run the risk of a neighbor who puts fighting cocks in his backyard or the incessantly barking dog from hell. Etc.. Slim pickings in the Philippines. In the recent past the pervasive demographic in the Philippines was that if you made your house too nice, nearly nobody could afford to rent nor purchase it. You were at the mercy of the occasional expat or rich pinoy. Thus expensive homes were highly illiquid- mortgages are not prevalent in the developing world, mostly people pay cash. This is changing rapidly now though.

Thanks guys for the tour. Thanks to David for letting you share this guest house. As far as a fence goes, perhaps a chain link fence. It would give you the barrier but not obstruct the view. I did think it very odd that the little alcove upstairs has no outlets at all. If you can add a TV, maybe a water heater for the shower, and get internet, it would be quite comfortable. It's a little inconvenient to only have the bathroom downstairs but i would just bring my clothes downstairs with me before i shower. I could certainly make it work. It's really a nice place in a nice location. Take care guys. God bless.

Okay for me at age 58. I still sprint on the track and compete in basketball. But going to downstairs to urinate in the middle of the night is less than ideal, but I can do it. I do understand your point though, especially those into their 70s and beyond. Btw, the first thing men lose is their leg strength, before they lose upper body strength. To maintain vitality and long life, leg exercise is essential for older men. I would argue that 70 years old need to get in the gym. But 80 or 90 I can understand that the increased risk of stumbling and injuring oneself isn't worth it for most. God bless you also sir.

Thank you two for this video, I am considering moving to valencia, and it was helpful to see what one of the homes/neighborhoods looks like, I was surprised to see such a quiet place without roosters in the philipines from what I've heard from people.

See my comments under the owner David Fear's comments. The tradeoffs of living at that high of elevation is that on rainy days the rain can blow sideways even through tiny gaps in windows, but probably not these new style windows. Sometimes it is so rainy and dreary you can only stay inside. But I do not know the exact elevation of this house. It 600 to 800 meters then it will be reasonable, but above that it would brutal. But I would choose to live that way in the Philippines than to deal with the sultry low-land climate, mosquitoes and overcrowding. Also I wonder what is the condition of the road going up there. I destroyed the suspension on my SUV going back and forth from Kapatagan near Mt. Apo to Digos City.

Thanks for showing this. It looks like a great deal. As you say it's in a good location, amazing views, much cooler I'm sure you'd need transpoer but a brand new house with new quality furniture and good outside space. It's an excellent deal. My only criticism I didn't see a water heater i the CR but it wouldn't be that expensive to fit one.

Wire fence rusts unless especially up in that damp climate. There's very high quality wire fencing but expensive. I would just put a ~2.5 foot high, concrete retaining wall very near to the house so no view is impacted from the balcony. Who you doing to keep out with a very high fence? Animals will climb over and under it. People can climb or cut it. The only point of the wall is I guess prevent slipping and falling down the steep slope. Or for kids? Motion detector lights on that side might be helpful.

Speaking of air conditioning I rarely use my own unless the summer temp gets over 95 here in southern California. I LOVE hot weather and I'm miserable when the temp drops below 60. Since I have an electric heat pump it's very expensive when I warm up my condo. By southern California standards we had a cold miserable winter. I can't wait to retire this year in the Phil's! As a single guy I liked the setup of that house. If the temp in Valencia is between 70 to 90 year round I would be very happy!

I had to chuckle to myself when you said it's too small for a family. PHILIPPINES!!! Where you will have 15-20 people occupying two rooms, which is typical in Metro Manila. That home would have a swarm of people if the word got out! My wife's family home, basically two rooms, have three separate families: Grandmother, three of her five children who has 7, 5 and 2 kids respectively. I'm glad I rescued my wife from that experience. But, it is typical and what they're accustomed.

I liked Valencia but not the congested long drive to Dumaguette. It gets tiring doing that over and over, most especially if on a motorcycle. If you intend to stay mostly in Valencia, that is not an issue. But you will probably get bored up there. I would not because I am on the computer always working anyway. I would get bored in the past when I was single and into social life in the Philippines. I am not single now and have a baby on the way.
