I would rather get a good deal on a Condo than build or buy a house there. Quezon City's "The Grass Residence" had 6 pools, a basketball court, a gym, workout room, laundry and was near Trinoma Mall. I was paying $16 a day to stay there. Not bad at all. I can't see taking any risks in foreign countries when it comes to real estate. RENTING a house there isn't so bad, but I prefer to have the amenities. Philippines typically sells those cheap 5000 BTU window box Air Conditioner units. I'd need one of those for every single room. It's also far less likely for a Condo's power or water to fail - especially since mine had a generator room in case of catastrophe.

I am moving back to AC in 3 weeks. I checked one apartment that was 25k pre-covid and is now 17k, 4 blocks from Philly's and Walking Street. There are probably bigger and cheaper places right now with great locations.

That is a nice house. from what i see rooms are large and spacious. the bedrooms are also large ones. lcoset space is able. Kitchen set up is normal. Did not see where a stove would go but surely there is a space for one. 2 full cr's that is really good. Yhe price is excellent. at the current peso rate it's just over p 15k i like it. big front yeard also no carport but maybe have something put over the area where a car would part. Saving money is wise your current house is big i know maybe something like the house you just toured would be better for you and the family. I would say you are thinking ahaead which is wise and this shows you and lots looking to the furture. That house is over priced, I have a 4,000 sq ft Mansion, In Angeles City in gated community, 5 bedroom all rooms are very large(true queen size beds in all), my master bdrm also has basically a living room in it also with sofa/end table/coffee table...plus formal living room/dining room, maids rm/ den family room ,2 carport garage/ large covered dirty kitchen and wash area....also ceilings are all 11ft high or higher ,completely furnished $700 US a month!

I still think you should buy your own house and lot. When you do that, then it's your own castle. No one tells you what to do in your property. Rents always go up. And you can always sell it, if you really want to move somewhere else.

The "my place is golden" unfortunately seems much worse in the Philippines 🇵🇭 than the US 🇺🇸 I'm not sure if it's just the skin tax or if some of these people actually think their dumps are worth the blotted price. It's not just rentals its the real estate market in general in the Philippines, it's terrible. You see pictures of a nice home for sale only to find out there's a dump on both sides and a cross the street.

Looks small compared to your current place but you can't be held hostage to a greedy landlord! If there are plenty of places to rent it should be a renters market, prices should fall as the landlords chase the renters, seems crazy that they would put their prices up! Pity the owner is jacking up the rent by 20%, probably making the value borderline, which is most likely the reason Brian is shopping around

That's good for a family with one child maybe but looking through the comments I see some upfront problems you could have. I would definitely drive by on a heavy rain day and see if the property gets flooded out. The fact that there is no lip in the main Cr bothers me. On the other hand. You have much more property for the dogs to run around and ample space for a garden. I am a proponent of space so that place would be a no for me.

Rents coming down now? When does moratorium on evictions end? I would try to delay by renting month to month if possible until the mass evictions begin. A renter with steady US$ income is a gold standard for landlords. Perhaps try for 5 year with option to renew for 5 more years.

land lords in angeles dont think that way. they will leave a place empty sometimes for years rather than lower the price. In western countries land lords are often paying off a mortgage. but in the philippines they usually paid for house as it was being built sometimes over a long period of time

After Pinatubo i saw 100s of houses going to ruin. The owners still thought there house was gold. The smart ones dropped the price and had an income but many did not.

In "Land of the free" that hoop would require a building permit, and a permit for the hole to be dug by an accredited, licensed and bonded hole digger, it would have to be inspected every step of the way by city, county and state agencies, all taking licensing, inspection and application fees every step of the way. Tt would have to be signed off by the building department and ADA to accommodate disabled players etc. It must be nice to live in the real "Land of the free" Brian.

I had a feeling from the first part of the video, that you would never move to that place, way too small for you guys. Mention to your current landlord, that he or she is very lucky to have renters right now, I've watch our subdivision here and homes are for rent and sale everywhere. Your landlord should realize that they are very lucky to have there place rented and if they raise the rate, you could very easily find another place!!! There's some law or other about how much a landlord can raise the rental price per year, I thought it was 5%, which I guess would equate to a max increase in 2 years of 10%, might be worth spending P500 with an attorney to check that out. I'm paying P13,750/month for a 3 bedroom 2 bath house, larger than this one with a covered car port and a little more space outside, like you, my contract is up soon but unlike past years there's NO talk thus far about an increase, I'm hopeful my landlord HAS enough business acumen to understand that getting a new tenant at the moment may be difficult and takes an appropriate approach to the natural greed that all landlords here appear to suffer from!!! At 6am this morning I did my usual 30 min heart healthy walk and noted that the "for rent" properties I'd noticed on my previous walks were ALL still unrented, that's 3 or 4 months or more these places have been lying empty, problem is most Pinoy landlords seem happier to do that than accept a cheaper rental price, I don't get it myself?!?!?
