phil, that's funny, i was raised in volusia county & live in tennessee now......you guys were in tennessee & moved to florida....lol..my brother was a real estate agent in volusia county & he told me about the property records being online-I don't have any problem looking up properties in my area or anywhere else usually. (I probably should have told you about his house that was abandoned in holly hill)....he passed away three years ago, thank you phil for the information !

Phil I need your help.. I found a house vacant I actually used to rent.. it's been condemed and the owner lived in florida.. the house is in ohio. I have researched it and the owner has died. I cant get ahold of any of the family. How do I find out why it was condemed and can I pay the taxes on it and get it out of the condemed statis and do an adverse possession on it I guess?

Do you know of any website that would offer a way to obtain the permits that have been pulled on the property? To know before you buy if an add-on may be legal or not?

The local governmental office that issues permits is the only place to obtain them. Knowing when to pull them and when to try to get away with not pulling them...that requires expertise from a local contractor who has experience in that realm.

phil, ty for the video...i've seen a house that is vacant & i've looked up the property records, also found newspaper articles about the owner...it seems he was jailed for domestic abuse & now lives in another state, this was this year/august, the property taxes have not been paid this year/they were supposed to be paid in march. They have been paid for the other years, he bought the property in 2007. Is there a way to pay the property taxes & get quiet title to the house? (it's unknown to me if a bank holds a mortgage or not.) p.s. i grew up in daytona, so hey there!

You can buy the tax lien when it goes up for sale. Call the local tax collector to ask when the tax lien will be going up for sale. After you have owned the tax lien for a few years, you may be able to obtain title.

I live in TN and own several tax deed properties. Unfortunately title insurance companies will not give title insurance on them for 20 years. Been told that I need to get Quit Claim Deeds from previous owners.

They arrange the public records in a very easy to view format. The actual data they provide is sourced from public records so if you have the time and savvy to locate all the data yourself in the public records, you don't need to pay for RealQuest.

I enjoyed watching your video...I am a 4th year Medical student and I have always find Realestate fascinating as well as medicine. I drove around quite a lot and see home/houses that are vacant.. Now once you use NETR and gather pertinent information. and get a hold of the homes what do you do from there assuming... I have only 1000$ saved.

I watched almost every video of yours but kept skipping on this, so for some reasons I said am most skipping it anymore so I watched and Lord knows the knowledge I got. 2. Me and my partner are starting to do real estate on the side that's why we spend too much time on your channel, we had 2 homes one of them being vacant so we alway wonder what's going on with them and how can we know about them and if possible make an offer on one of them if not both we flip and sell or just sell them to a constructor for some profit so the video opened my eyes on how to dig and get some infos on the house(s).. Thank you and keep up the work, people like us beginners depend on you. Now we looking for a mentor in our local area too here

Finding a mentor that really knows what they are doing in your local area should be next-to-impossible. Because if he/she really knows what they were doing, they wouldn't tell you. I don't mentor anyone in my local area. It would be financially idiotic. But you will find plenty of people that will offer to teach you how to invest in real estate in your area...they just won't be great mentors that can help you truly excel in this business.

What if the owner of the property is dead, and their heir lives in jail? How do I acquire the property then?

If the ownership has properly passed to the heir (typically probate is required), then you can buy it from the incarcerated heir.

Since the lady died in 2011 wouldn't it seem like probate would have already been taken care of? I don't know how all that works. If it is already taken care of who do you talk to to find out who's responsible for that house? The options you gave in this video only give me information about the dead lady, but not who currently has the right to sell. Thank you for all these videos they are very helpful 👍🏾
