Seems odd that the master bath doesn't have an actual bath. Most master bathrooms for luxury homes have both a bath and a shower.

Yes, custom homes are interesting... people often build what they like and aren't thinking about down the road when they go to sell it.

There is. Royal Palm Yacht & Country Club is very exclusive, yet the HOA fees are very low - less than $3,000/year.
