Lot is tiny unless you buy the lot next door in which case the house is poorly designed for the wider block. Overuse of those tiles, the "one piece" benchtops have joins in them, there are cassette A/c units you would see in a strip mall in the ceiling of the waterfront living room, heck the closets are not even fitted out. These people have run out of money .... this house is not even close to a lot of houses in Royal Palm (for example 311 Key Palm is much nicer) and its montorously overpriced.

@@ThePaulpope thank you soooo much for saying the truth. This developer is just after the money. The “2” neighbor lots are now just with an equal project on the market. Ridiculous lot ratio. Tube lots. Minimal design efforts for maximum money. There are plenty of mich more nice properties around this area. For a real market value pricing. Imagine, they bought this 3 lots back the days as one. Worse is that they all use now material shortage as excuse to want a million more money for a property then 6 weeks ago. Just to ripping buyers more the money from their pockets.

I love all the floor-to-ceiling windows and the architectural design with sliding doors on both sides. But for $14m I would dig a basement with a cinema and wine cellar. I would use the guesthouse as a gym, games room and cinema.

It's quite elegant, masonry construction, not flimsy wood. Hidden door hinges, that's the way to do it, developers take note :) price seems a little high when the lots are that narrow. Those 3 strips used to be one house. If we say house cost 3.5mill to build and 6 mill for the lot, it's 5 mill profit. Could be why it hasn't sold yet.

The lot next door is too close. Don’t get how ppl pay millions for homes and the houses are practically on top of one another. Love that secondary outdoor area is air conditioned. Not trying to feel hot humid breeze. Outdoor kitchen, dining, lounging and pool amazing. Great upper and lower laundry rooms. Guest beds and baths nice. Awesome master bath. Amazing master. Yess. Private gym with kitchenette , bed and bath.

But she said they give a hard time and builders prefer to sell 2 lots and build 2 homes instead of combining 2 lots and one home. IJS. $14 mil to be 10 ft from your neighbor. Missed your behind the scenes restaurant for this one. Hopefully you guys resume next week. But you’ll be in my yard. NY!!!

These guys dived initial 1.5 lots to 3. You see the fence at the pool area? That’s the lot border. For that additional lot has the developer already a project in place and offer it. Why? Because nobody buys that property and pay extra 6-8 million just for an empty neighbor lot. Compare it with the properties around. It’s clean and clear that the developer just want to maximize their profit. With distance the smallest lots in that whole area is this property build. Insider call this property also tube house. Just a long stretched property. If they would sell both properties to the south together as one, and not as 2 separate projects, the land would be sold immediately. But what they want as price is absolutely out of mind. Even in these extremely high price phase is this out of any range what they want. I bet this house is still in a year on the market.
