Very Good Blog Sir Ji.. Informative. Watching your blog from a long time.. good work.. I visited Sahyadri infrastructure office 2 days back only a I was interested in these plots and I was having some major doubts. First of all.. ye jo plots he sb 16 Guntha ke minimum blocks he, jisme se hum apne budget ke according buy kr sakte he (1,2,3 Guntha jesa bhi). But problem yahi start hoti he : 1). Ye jo registry krke denge Usme individual registry nh rahegi... Aapke sath kitne bhi log us 16 Guntha ke land parcel me plots buy krte he un sabka naam usme rahega to aap akele owner nh hue... Ya to aapko pura 16 Guntha akele kharidna padhega. 2). If aapke sath me or bhi log he registry me to aap wo plot sell nh kr paoge akele if aap aapka share sell krna chahte ho to.. aapko baki sabhi owners se permission lena hogi and unke signature lagenge bcz aap akele owner nh ho land ke. 3). If aap individual registry mangoge to Sahyadri infrastructure bana kr nh denge wo registry sabhi owners ki ek sath banayenge (16 Guntha ki).. 4). Mene pehele bhi land buy ki this usi region me... Ye baate baad me pata chali and us plot me 36 owners he bcz land parcel (50 Guntha ka min tha wo) Abhi registry krwana ho ya sell.. baki sabhi plot owners ko dhundna padh raha he.. and sellers bolte he aapke group ke koi aate hi nh to hum kya kre.. So please jo bhi plots buy kre pehele ye conditions chek kr le.. wese Sahyadri wale separate watni patra banakr denge bol rhe he.. but ye baate dhyan me rakh kr sb clear kr le pehele..

Agar koi bhi kisi plot k gata no. Ka mil jumla(shared) owner h, to bhi wah khatauni m dikhega (in agriculture land) aur partial sale deed ban sakti h.

It's a good point, Sahyadri infra ne mujhe vatni Patra dikhaye bhi hai. In my personal experience, meri ek group buying wali zameen hai aur kuch logon ne wo bech di. Usme meri permission ki zarurat nahi padi

It's a bulk purchase and investor only market. My suggestion will be to not invest unless you are an investor and have multiple investments because that's a different mindset. These kinds of investments give high yield but the tenure is always on the higher side since a lot is dependant on government policies.

Hi Mr. Ghore, thanks for your response. These are not developers but intermediaries that act on behalf of the Farmer to sell their land. And my suggestion would be to avoid the transaction if you have even a slightest doubt. there is no point in investing and then worrying about the transaction throughout. Like i always suggest consult a property lawyer before getting into any form of transaction.

If CIDCO is gonna buy this land then why are you selling this land. Is there some jhol? It is impossible the rate of 1 guntha Plot to be Rs2 lakhs.

As I have said earlier as well. These are investor plots. Hence please stay away from such investments if you are not a heavy investor or don't have the holding capacity. There are investors who have invested in Gurgaon and Haryana in such plots and they are the ones buying these in bulk. They understand the ROI and timeframe around such investments and have the appetite. Hence if you have even the slightest doubt, don't invest else you will be spending sleepless nights. I hope that answers your query. Just for your information I am native to this location, just few kms away. And 2 lakhs per guntha for interior farms is an awesome price for the farmer. Its a demand and supply logic. There are people who sell land knowing that the process will increase in future but their requirement is now hence they don't want to hold it.

Hi, I have explained in the video about the documents to check. Also for land selling there is no RERA number. It is only for the Agent. If it is a construction project then RERA number is applicable to the project
