That lag at 12:20 is a buried treasure map chest. That’s been a glitch for years, if a chest that is supposed to spawn a treasure map can’t find a treasure chest to link to, or the one it does is too far away, it causes servers to freeze until it loads either the map or a glitched empty map named buried treasure map in italics. It happens bc with the introduction of the stony shores biome and the way biomes spawn these days, there just aren’t as many sand beach biomes as there are treasure maps generated anymore.

Indeed! To add, the server has to generate new chunks (synchronously) in order to find an undiscovered treasure. Because the search is started while loot is being populated, and the treasure map has to be ready ASAP, the chunks can't be loaded/generated asynchronously (doesn't slow down everything) like every other chunk. Server admins often disable treasure searching outright because of how often it causes issues
