If you wonder why there's a lack of housing supply in Portugal, look no further than the habitation law of 1951 that allows the local government to tell you, for any arbitrary reason, that you're not allowed to build or expand a house on land that you own.

I don't like to be negative, and I love Portugal as I love the US, but the governments, in both cases, are letting their people down.

Portuguese citizens as a whole have increased their wealth by 75% over the last 10 years. It's not shared equally of course, but there is A LOT of money that has been made in the last decade. There are people who have been left behind, and are angry, just as they are in the USA. But blaming foreigners is always the easiest and laziest approach, as also seen in the USA.

They need to consider the quinta delemia. Affordable housing exists here for low wage indiginous habitants. The problem is, so far as I'm aware, the banks won't lend on these properties. Thousands of expats are driving the Portuguese economy, spending huge on derelict properties, on which many fail to qualify on the habitation criteria. They allow it, without forcing evictions, because if they did local small builders, and companies would go bust.

Similar to the US but on a different scale. With no real wage growth since the 1970's and the price of housing sky high, generations of young people simply cannot achieve the "dream" of home ownership in the US. If you don't crave a large city, villages in Portugal offer great value for money but require an adjustment in lifestyle and expectations. Governments seem to rarely operate in the interest of the majority of people who put them in power.

As I am looking to move there no matter what city or village I am watching a video about I see a huge percentage have their storm shutters down; meaning the residents are not there.

Suggestion: google "how many derelict houses exist in the USA?". Results: Sixteen million homes currently sit vacant across the U.S / Detroit has the most vacant homes per unhoused person - 116 empty homes per unhoused person. Surprise, surprise, it isn't a specifically Portuguese problem after all. Actually, the ratio of vacant homes is worse in the USA than it is in Portugal...

No one said it was an Portugal specific problem, but the Portuguese do like to complain about their housing prices and everyone else seems to be to blame. Just need to look in the mirror.

@@joricmclean There are lots of issues that are presented as being "Portuguese problems" and which either are not specifically Portuguese problems or simply aren't even a problem at all. Regarding vacant house if you google other countries around Europe you'll find out that our ratio of vacant houses is comparable to the ratio in many other developed economies, so one could reach the conclusion that it is statistically normal to have this number of vacant houses. Another example 'the Portuguese leave Portugal in droves because of the low salaries'. Also not true. The number of Portuguese who leave Portugal is perfectly comparable to the number of Spaniards or French people who leave their country - it is called freedom of movement and it is a good thing, not a bad thing, it is actually one of the great advantages of the EU. People move around the EU just like American move around the USA. We did have a lot of Portuguese leaving Portugal around 2011 at the height of the economic crisis, but nowadays our numbers are perfectly standard. It is just that the internet amplifies these fads of fantasist problems that actually aren't.

This message about 'Americans' driving up housing prices is circulating around. OK, some overpay for rentals and property, but with only around 14,000 living here out of over a million I don't think so! BTW, I've heard banks own a lot of the vacant properties and keep them that way to use them as write offs! Oh, and try and renovate a ruin as a foreigner...Luckily my husband is doing most of the work on our non-ruin home! He even built me a new kitchen!! Anyhow, housing prices have definitely gone up and wages have not. We are very lucky to have found our home when we did! My 2 cent rant...lol😉
