There's also a third option to pay and usually the cheapest, to ask the notary to hold the money in escrow. A notarial deposit, done via just a simple transfer to the notary's account. Then the notary fufills the transaction when the contract is signed. Very simple and very cheap

Thank you for your comment. Unfortunately many notaries In Spain don’t offer this service and many sellers also don’t want this. In Netherlands it’s industry standard and we only operate this way. It’s much more safe !
