From my own experience; 1. You save on time. 2. The saving on cost is very little. 3. The H-beam columns are generally weak considering they use D8 bars 4. If a precast wall happens to fall down you incur a 98% loss compared to the ndarugo wall(you cannot salvage the pannels and they break easily, at least you can salvage the ndarugo stones) 5. With precast, you will 100% save on plastering. I feel since this is a new technology in kenya, the few companies available are somehow taking advantage and overpricing their products. But for other developed countries e.g China, precast is the best option.

I am going to do precast construction, but I will do all the pre-casts myself; washed sand and gravel, quality cement, D8 for walls and tensile steel for floor slabs. We seriously require standard inspections in this country, too many quack journeymen for constructors! Skia huyu!

The local precast businesses are minting millions. My project a two story commercial building in 2019 had a BOQ of 12.5M using the normal materials. The cheapest precast supplier was quoting 16M. I did the actual mjengo using ndarugo and normal slabs. I spent 13.2M in thw whole project. Right now I have another project, I've decided to import my own machines to be doing the hollow blocks for the slabs. Local businesses are just taking advantage of raiya.

Id still go for precast, the longer you have those contractors on site the more frustration you have. So what i like about those precast guys is that they do everything. Unlike with bricks where you must get your own builder who will frustrate your life. Then you must change him. Precast for me.

In the internet, you get what you are looking for. If you want the section that's against precast, you'll find them. If you look for those who are for precast, you'll also find them. Anyway, in summary, precast is cheaper, no question about that, early adopters probably got a raw deal but right now, more people are getting into the sector meaning price is coming down and quality is improving.

Good, well detailed comparison. The only discouraging part is that variance between quoted and actual costs. 10% is a very inaccurate percentage and could easily equal or surpass the precast price.

Those guys did a perimeter wall (50 x 100) at 750k without a gate and transportation cost. Total coming to at least 950k. I found that ridiculous!!! No way it would have cost that much had they used Ndarugu. It is simply insane!

I have made extensive research on this issue of precast home panels, and I have made two observations, the overall coast of maintaining the house after construction will be significantly high, then if you have ready like 2 million get a good fundi na usikue mtu wa kutumana kwa site yako and you will have a ready house in less than 3 months, finally the structural integrity of that house I have more questions than answers ( hii precast ni gamble na nyumba sio kitu ya kugamble nayo especially the hidden roofing and such uweee

personally I disagree with you .building with precast compared to ndarugo stones its way too cheap remember this wall is almost pre plastered ,you save on labor and plastering cement .still you have flexibility on buying and hold them till you are ready to build. im planning to do a mansionett 240 sq meter and there is a great difference compared to ndarugo.

i am a civil engineer by profession.i did my own research on the same and what I have to say is,there is other aspects which we also look at in respect to which method of construction to apply such as serviceability.using precast makes the weight of a building lighter and so gives leeway in being conservative while design building elements.e.g. for lighter structure,shuttering ,the depth/size of the foundation,the type of foundation, the type of slab ,the diameter of reinforcements, size of beams and columns ,the increase in carpet areas and the ability to have larger spans without inside columns are all directly related to weight. with this in mind ,it might be cheaper using precast panels for storey buildings....plus it's a great conversation starter when you have friends around you want to inspire 😄

Good comparison but it's not apples to apples. A more objective comparison would have been split into foundation and walling like on the precast quote. It's hard for example to know what amount of cement, sand, steel goes where.

This is a guy protecting his business because the future is the Precast. Precast will always be cheaper especially if doing a house. Time is money and you'll save money by saving time. No doubt about that. Also the quality of precast and Darugu are the same.

I think ndarungo is good then precast panels they have very thin walls .i saw it in kwangu kwako homes they cant hold heavy windows or doors

Precast building hardly collapse because of deadweight reduction..most materials are hollow.. Collapsible building are those that mostly use ndurugo stones..Too much dead weight with poor reinforced concrete structure...
