Phil is great. That said, very disappointed one of his 'hats' wasn't a "buyer". You need to ask yourself "who is the target market and what are their expectations?" when you sell or flip. For example are you selling a starter home, where a first time buyer who *likely* has no money will want to move in? You better have all appliances, window treatments etc so the buyer can preserve their cash. Alternatively if you're selling a 5 bedroom home in a nice neighborhood, it might be expected that the new buyer will be spending $20k or more to 'make it their own' and those hundred dollar items are a drop in the bucket for them.

You and I are in complete agreement. I wrap "Buyer" hat into the "Real Estate Agent" hat because that's what a smart real estate agent does. I could have made that more clear in the video.

Thank you very much for another awesome and practical video!!!!! A quick question here, does the appraiser look at the price per square foot or the total absolute value when comparing different similar-sized houses?

Appraisers use a system of value adjustments to compare properties; certainly square footage is an important component, but there are many other facets of comparing properties including construction quality, main level versus second floor versus basement square footage, the size of the lot/acreage, etc.

What's up Phil. Thank you for all you do. I have a 1031 exchange in progress where I've already identified 3 properties of which only 1 is remaining and I'm past the deadline. That one property is a duplex and only requires 20% down. My exchange will cover that with 26k remaining of which I'd like to use to put towards another property. How can I structure the deal where I wouldn't have to use the 26k but I also Would not get hit with Capital gains on that amount?

Assuming you haven't booted, and still have some time left, you would use the $26,000 on another purchase.

@@rcruz401 That is a good question for your 1031 intermediary. I believe it's fine to buy another property outside of the 3 that were originally identified.
