A lot of that may be algae, but I'd also suspect some heavy presence of Gloeocapsa Magma which is a very prevalent single celled bacteria. That is what causes the majority of dark stains on asphalt roofing. This bacteria is the first bad character to grow on roofs, which is a base nutritional layer for the more damaging characters like moss and lichen. There are over 12,000 species of lichen, and over 13,000 species of moss. The lichen have microfilament root systems that burrow into the stone, where some of the moss may, where other species of moss come off with gentle pressure.

How about using a High Pressure Washer with the Cleaner in it or Spray it with a Sealant afterwards?
