She did say the cars are included in the house price and that the "house comes with the cars" which Adam corrected her that the cars come with the house. Lol. So yeah they are included in the price. That being said Las Vegas real estate is completely in the toilet. I have friends that bought townhomes before the boom and they bought it for 180k. It was going up slowly and when the market crashed in 08 their value dropped huge. But you would think by now it would have came back up right? Nope. Their place is still with at most maybe 170 now with all the increase in the prices. Las Vegas for some reason just doesn't have any property value at all. As much as other cities have rebounded slowly from the crash, Vegas has stayed low if not dropped even more. I'd be surprised if the Bentley also isn't included in that price which I do believe she mentioned later on that it was but it was locked. They are on loan from the dealership but at that price it does include the cars. Perhaps if you take the cars out of the equation maybe the house price can be negotiated down another 700-900k. Since that's probably marked up as well.

Actually I thought just the opposite. I thought Michael and Adam were rather rude houseguests to the agent. They simply would not stop talking to one another and would never let her finish a sentence, allow her to give them a proper tour of the home and explain its amenities and details. I like both Michael and Adam but at times they really need to talk less and be more respectful to those around them who are also taking time out of their busy schedule to give them undivided attention. At the very least they should reciprocate and put the pointless banter about being paid to dive into pools and other silly unremarkable stuff aside and give the other professionals in the room the same common courtesy they are demanding in return. I just find their behavior so off-putting and unbecoming at times. Not all the time. But this time is was especially tacky and in poor form. Both men know better and can do better and if they take my constructive criticism in the right way, will understand my intentions with this post and indeed do better. They both seem like very classy and generous people overall. But there are times when the shtick of the channel overwhelms their own sensibility to show proper manners to others in your company. You never want to make others in your company feel like they are both unimportant and unnecessary. This woman is a professional, works for living, and deals with rich people all day. To treat her as a lamp shade is just not putting your best foot forward. She certainly did her best to treat both of them as welcomed houseguests, but I could sense her growing frustration with them late in the video -- for good reason. Talk less, listen more. That's my advice.

With a 50 million budget I would definitely plan and built my own house... because there are too much compromises and misplanning in this one. With 50 million you can work with some of the best architects in the world. For 50 million a house must be 100% me, not 80 or 90%.

Wow, such a beautiful home and all brand new! A few things come to mind, sounds like wooden flooring outside on the upper floors and all that soft furnishing, someone is going to have to rush to get it all inside when it rains and the wooden flooring is not going to last unless it's a special injected wood floor and there is drainage below it!

I don't know where you are from, but in vegas, bugs aren't much of a problem like in the Midwest where they are EVERYWHERE. (I'm no bio major, but I suspect the heat in vegas and overall climate make it so bugs don't thrive). You really do have just your occasional spider, cockroach, and MAYBE a scorpion once every few years. The location of the house makes that not really an issue
