I listened and truly finished this wonderful lecture on Property under d Civil Code. What a lonely story at tge end, but your professor at least gave justice to you because you deserved it. I was smiling and nodding my head the whole time you were narrating your personal experience with an absentee professor as I too did experience the same in Crim law. The similarity ended there and our stark difference became manifest in how you used you time wisely and how I magnificently squandered it. The great lesson I learned from this lecture besides the enlightening discussion on Property. Congratulations Dean JS! I've decided I wanna be like you when I grow up :)

tough yung CPA but hurdle pero brain challenging ang LAW. Ang sarap nourish yung mga concepts in Law even as some of them run into conflict with each other. Tingnan mo yung mga issues in Private International Law (or Conflict of Laws), Isang danger zone, Civil Law versus Commercial Law. Careful with Transportation and Insurance because they are unique, special laws so that when one invokes Civil Law, the General Principles, then you run the danger of missing the SPECIAL Concept expounded in Commercial Law. Take the case of Diligence for undertaking an Obligation in Civil Law - Good Father diligence lang ang kailangan. Suddenly, you bring a bus or jeepney having an injured Passenger, then the Law on Common Carriers invokes EXTRAORDINARY DILIGENCE.

Nessa , a real estate mortgage is registered with the Register of Deeds, annotated on the Transfer Certificate of Title. Hence, the Real Estate Mortgage has to be in a Written Document and NOTARIZED to make it binding upon the property so secured. You can also check Article 1358 of the New Civil Code regarding contracts related to real property and stating that they must be in a public document :)

i find it unprofessional for professors who don't come on time (not even have the decency to advise the class ahead of time that he will be late) and even dismiss class early. some i-am-god professors are even an hour late with no advice. truly unprofessional. what message are they sending to students? when you become a lawyer, it's okay to be late.

Peter, Let me share with you a more exasperating incident for the past 16 months since Law Classes were ordered Shutdown last March 2020. The Mid-Term Exams and Class Standing are handled and graded by the Law Professors while the University has adopted a "control" mechanism that the Prelims and Final Exams are given by the University President's TESTING Office. Now, here is the extreme disappointment. After classes have to be shutdown, I designed an Excel-based "fill-in-the-blanks" Grading Sheet where the Law Professors simply had to fill in the Mid Term Exams and the Class Standing for Prelims, Mid-Term and Finals. The TESTING Center fills in the Prelims and Finals Exams Grades. Bingo, the Grading Sheet per Subject is complete. Now, a few Law students, for reasons of their own, transferred to another Law School on their 4th Year(?) and now are graduating so they need their UM Transcript. We could not complete their Grades because for 16 Months, a few Professors could not be located and those whom we got in touch are taking so much time to submit their Mid-Term Grades. While those transferred Out students knew the problem and I asked them to personally beg those Professors to submit their Grades, one 'politically' motivated ex-student filed a Complaint against me personally with the Legal Education Board. I told LED about the recalcitrant Professors but the Complaint stands against me. Perhaps, Disbarment for Gross Negligence and Unethical Conduct should be undertaken against those Professors. I did not want to wash dirty linen in public, including the Complaint-in-bad-faith when we were already undertaking giving her a Passing mark but still persisted in putting us in shame.
