Property is a Lousy Investment!

Why You Shouldn't Buy Gold or Property?!
Warren Buffet one of the most successful investors in the world says Gold is not a good investment!
I purchased this Gold Biscuit when I was in Dubai because at the time I thought it would be a good investment - was I wrong?
If I was wrong about gold what about property! Warren Buffet says real estate is a lousy investment - is he right? Was I wrong again?

But you pay all the tax from your rental income, and you cannot deduct monthly mortgage payments from it anymore. After the interest rate hikes, your property's value will decrease, also the monthly payments will increase if you are not on a fixed rate and also you are going to need further refurbishments, possible problems to fix (water leak etc.), and if you need to change your tenant, maybe a few months you need to pay council tax. Also a few years later landlords wouldn't be able to let EPC rating E properties, this will be levelled to the EPC C (Which is quite hard to make) and all the buy-to-let investors do not try to improve their EPC rating that much because it costs a lot, especially after the current energy crisis it will cost more and more. In the end, this system is not sustainable, with the current housing crisis, every year, the government adds new legislation to make this business model less profitable.

Hi Dr. Thats why anyone investing now invests via a limited company - where all costs can be offset. This is not a business and I think thats where people go wrong - its a long term investment. Even with all the changes - these changes are for the better and only those investors who embrace them will prosper. Property has leverage - the power of leverage - no other asset class has that unfortunately. Gold does not pay you a monthly cashflow - Gold also has costs such as insurance and storage. The demand for housing is as high as ever - yes getting mortgages is harder than it was but we have had good for many many years in terms of the interest rate - this will come down again at some point. Thats why now even more than ever its important to add as much value as possible over and above a normal refurbishment through the B4R Property Investing Model :)

your building costs seem very low, are you doing the labor yourself and buying reclaimed materials, ive tried to calculate to do a refurbishment on loads of properties but my numbers seem to be way higher than yours! in the end i decided theres absolutely no money in it! however your clearly able to turn water into wine and get the work done very cheap!

Hi Dean. I hope you are well. Thanks for the comment. In terms of the refurbishment costs I don't take part myself but do project manage - so I find the electricians, plumbers, painters & decorators and get 3 quotes for each job. I usually buy the materials myself using LNPG discounts so the cost of the kitchens and plumbing is kept competitive. I applied the B4R Model to a flat in Battersea and I have some quote me £70k for the works and someone £15k! In the end we found someone who completed the work for £25k because his workmanship and references were really good. I hope that helps - it pays to shop around.
