buying a house IS NOT RISK FREE. there are ALWAYS risks. Even more so when the RBA interest rates went from 0.1% to 4.35% and house prices went up anyway.. BY DEFINITION house prices should've been going down. However, since the yield curve is inverted the currency evaluations on debt is very UNCERTAIN and just recently the US10y/2y uninverted after 783 days inverted. longest in recorded history. Aussie house prices are expected to crash 70-85%. Interest rates close to 20%+.. eventually to tame the future devastating inflation.

The key is risk analysis. The markets are and has always been unpredictable. Thus the important point is not how much one might make but what one could lose. trading and holding on speculative stocks/Crypto and even great stocks can test ones ability in the arena of our ability to control ones loss aversion bias…buy high sell low…The market is overvalued by almost all measures like the CAPE and Buffett indicator. Speculation is high with things like meme stocks (are they dead yet?), our kitty dude, Ai dreaming and all.... It is all about how much one can lose during times like these. Does that mean don't invest, of course not but one must access the risk and have a way out if the tide goes out.....I've been engaged in active trading and managed to grow a nest egg of around 2.6B'tc to a decent 24B'tc....I'm especially grateful to Linda Wilburn, whose deep expertise and traditional trading acumen have been invaluable in this challenging, ever-evolving financial landscape.

Australian economy is debt ladden the only reason rates might come down is because we're in recession

The fact that RBA is reviewing whether or not to order banks to drop Merchant Services fees indicates to me the absolute drive to push Australia into being a cashless society. In 25 years living and doing business in Australia, I have never once heard of the government or banks lowering fees or charges for anything.

Every one in the media has a vested interest in keeping property rising as it encourages more transactions . They own the platforms that sell realestate and Mark owns a mortgage company so we not see the conflict of interest!

Property prices depend on the availability of money, it will not matter what the rate is if say they decide that people can’t use their super as proof that they can afford a loan if they are older say 55 years, and instead say nope can only have a 10 year mortgage.

Mark, can you plot the central banks balance sheet for the last 25 years against Aussie home prices? That would be an interesting chart. I would think if they print more currency, house prices will go up.

This is not a good advice. Property prices don’t necessarily go up with reducing interest rates. Reducing interest rates means economy is not doing well and unemployment is going up. Property prices are already reducing in some suburbs of Brisbane. Some properties have asking price reduced up to 70k in last month or so. Not everywhere though, but I won’t be surprised if it happens everywhere soon. PROPERTY PRICES DONT ALWAYS GO UP.
@GF-hg7op3 ай бұрын
Yep. this time house prices will actually go down cause truly no one expects them to!!
@Yakitoriotaku3 ай бұрын
We have low supply. When the market can access more money, they generally offer more money, which drives up property prices. True, prices don't always go up, but in this case, they generally will as borrowing power is holding the prices back right now.
@GF-hg7op3 ай бұрын
@@Yakitoriotaku look up the interest rates fallacy concept. Lower rates mean deflationary environment. Banks may not be willing to lend even if rates are low. If unemployment goes up we're screwed

Property prices have defied interest rates and gone up because pandemic stimulus money flows to the wealthy, who tend to buy assets or save it Expect another hike in property prices when interest rates fall and wealthy people look for better returns than term deposits or government bonds

Good property goes up. While interest rates obviously allow ppl to pay more, it's still a matter of supply and demand. If demand is high, price will increase. Not sure? Ask me.

Even high income earners cannot buy property or if they will.. they will have to live the life to just pay the mortgage. Good for those who can buy cash. regardless of interest

I'm a 55 year old sole parent to a 14 and 15 year old. Every time I hear property prices are increasing I think about suicide because I can no longer see a future and am exhausted. I've single-handedly raised the children who will be expected to work to provide tax to pay for the Boomers and yet, we will more than likely end up with nothing. Will the 'mum and dad' investors, as they are quaintly known, ever think about how their gains leave others with very little chance of ever getting on their feet. No wonder women are no longer having children. There's too much risk and it's fundamentally not worth it.

Historically, when interest rates go down so do property prices. That's because rates are reduced in difficult economic times. And when you consider how much property has increased in recent history , can it really continue to rise? Over the past couple of years hes been calling that prices will come down.. (I've watched lots of his commentary across multiple platforms) Maybe do the opposite of what Mark says...
