We are finally here to really deep dive into the project that most of us have travelled past before. That grey building next to Federal Highway and LDP highway. In short, I think it's extreme value for money.
Most people formed stigma for the building due to the quiet commercial area in the front. That's very unfortunate but that shows the importance of having the right ownership format for any commercial space when invest in properties. The shop towers were sold with the concept of having 2 retail frontage, one on the ground floor, another at the podium above where it's the transition space to all other elements with the project.
There's a MSC corporate office, SOVO, and residence as well within the project. I am very impressed with all the design treatments from the infrastructure access, then the landscape treatments, material specifications, security measures and etc. All were the best during that moment of time and honestly if this project were to be launched within today's context, I think it's still relevant.
Just that I felt bad for all the initial investors, especially those who invested in the retail towers that are still empty since vacant possession:/

That direct access to icon city from Federal highway actually is a bottleneck causing jam!

The bridge caused and add more congestion to Federal Highway. Due to bridge entrance narrow further entrance to LDP interchange.

Totally agree. It creates a serious bottleneck on federal highway at which the traffic is already bad before this new flyover. I remember for the master plan it involves extensive elevated flyover ingress and egress for this development but ended up they just constructed one from federal highway into the development

Damn the city planner who approved the flyover into icon city. This flyover should be abolished to remove the bottleneck.

The main reason why the retail is a failure may be due to the poor or confusing access to the project despite located just next to the highway. And the jam into this project is no joke. Hence typical malaysian will not want to visit this area since there are abundant of choices nearby. And that impression of a 'fail' project has significantly affected the demand on the residence thereafter. Impression is very hard to change and many are not optimistic on the capital appreciation of this project.

The main cause of traffic on the federal highway for the stretch between old klang road exit and turn off to sunway. Taking one lane off the federal highway for exclusive entrance.

This place has full of cockroaches and sewerage smells really really stinky at the basement carpark. Regretted renting bcos the cockroaches will creep up from those floor waste traps. Apparently the management cant solve the sewer main pipe discharge as it is now under the jurisdiction of the city council. The dark color of this project is not good fengshui....in cantonese is term as Ho Hark.

about rm600k fully furnished 680sqft - 750sqft 2 room 1 bathroom, a tad expensive for a unit that small, but its on good location, with the view, near retails shops and good facilities. this is actually quite good value. bad thing however - its leasehold.. if its freehold, will definitely jump in

I recently stayed there short term. An issue I found was the smell of the sewage. Every time I flushed, there is a stink smell that doesn't leave. You can only close the door to isolate the smell. I talked to the owner and he told me is the piping system. What a waste, it is a good location.

i was at the launch event. that was fun with many activities for families. in taking into consideration people behave according to the environment, the color choice to me is drab and gotham-like, though not in a cool way.

an acquaintance i knw .bought this long ago....still holding i think...quite impressive for its age....the center podium seriosuly feels like a typical Aussie residential strata prop...its too atas impression for vendors i think also highly inaccessible..prop also,very close to those flats(imm neighborhood tak cun-factories,flats,kpg houses),only further up pj u get those old terrace houses...way too far from any public transports..interior unit spec very mehhh only,,facility deck very cun!whole facade n grey exterior mmg very futuristic(like Matrix)...commercially NOT strategic(open stabak sure tak laku,or maybe can...coz nearest stabak very far)

The retail units at Icon City didn't go well from beginning while Setiawalk Puchong retail units did well once upon a time

This project completion is 2016 , how come 15 years ago? When I heard about the launching, its around the year 2010-2011. The moment I saw this video, it just flashes back the memory where the epic condo flood video became viral (I think it happen around 2018) those who knows know la how dramatic it is (including the war between owners with developer) Last time I used to think this could be the next Publika as the launching packages and projected price are so premium as it seems like only can be afford by "atas" people But I never thought it would ended up like One City and Setiawalk now like what? 6xx per sqft? hmmmmm Sad but true :(

The 15 years are calculated from the design stage. It will be around 8-10 years from design to completion.

Every time someone mentions Icon City, my first memory is those photos and videos of the flooding there that went viral... imo that incident also further badly impacted people's view of that project.

The podium and common area seem very well maintained after so many years. The residential unit layout design is also quite good from its time. So sad that this project didn't pick up. I also think the commercial lots sold to individual owners was one big mistake, without a central management to manage the tenants and no attractive shops and eateries to draw crowd kinda hard to rejuvenate interest.

My friend is an owner and he struggles to rent it out at 2k also for a PF 2 or 3 room unit. Sometimes it takes 4 months or so to rent it out.

Start from the commercial side. If there are incentives for companies to be relocated here, while that secures foot fall for the F&B within the retail end, things will start rolling. But if all components are no longer under the ownership of the developer then it will be challenging, since there’s no upside for them anyway.

Only passed by, never had reason to enter, isolated. Shops should never be sold but leased so that controlled. Sold developments are mostly failures. Dunno any successes. Residences another matter.

We need to include construction period + design and submission process. It means the decision for all decisions were made then, because after drawings are approved, minimal changes will be made.

I couldn’t use it here because it depends on which product within the project you’re referring too. Residence wise, I’m okay with it for living. But for investment, the stigma caused by the commercial area is affecting the 2nd hand value greatly.

It takes 4 years for construction. It then takes at least 2-3 years for design submission and approval. So technically they would need to decide all the architectural details 14 years ago before launching, before construction, before handover.

One of the biggest wasted projects in Petaling Jaya. The direct link to this shit Icon City from the federal highway is the one who caused jammed there. 👎 👎 To Icon City wasted projects.

Handed over 2016, it takes 4 years from launching day. It then takes around 2-3 years at least to design and make decisions on the architecture details… I’m not sure who should double check:/
