hey Kazy just wondering do you apply for planning before hand when doing a HMO? or do you do the layout yourself and follow the regulations and then apply for the HMO?(im not sure if i heard correctly of people doing it like that) thanks a lot! (really learning a lot from these vids)

Isn't 21% ROI incorrect? This is a gross figure. It's annually roughly 21k rental income including elec, gas, water, internet and council tax. So all those have to come off. Plus monthly financing costs have to come off too if 75% of purchase price and 100% of refurb were financed. The actual ROI must be much lower surely? The house itself looks very nice though!
