So the reasons are: 1) Thailand no longer cheap 2) Thai gov cracking down on visa runs Essentially, Thailand is stronger financially as a country. That’s why foreign funds flow in , thus stronger Thai Baht. This complaint is justified. The cracking down on visa runs actually helps make living in Thailand safer. You don’t want to have fugitives who mat have well murdered, someone and fled to Thailand living amongst you.

no, it's not stronger thai baht. baht has been set at 30 to a dollar since 2008 thanks to the printing press of Thai central bank. the only reason Thailand is no longer is something called Inflation. Whether USD or baht, people keep demanding meat and things. so we need to have people stop buying things in theory to suppress inflation.

Two couples who are friends of mine have left Thai and gone back to US. The interesting thing is that the wives are Thai, lived in the US for decades, always planned to come to Thai when their husbands retired. Lasted 10 months and 18 months.

OMG I live in rural Thailand in a small city and find everything incredibly cheap. I don't go to Bangkok or Pattaya or any other expensive city. Thailand is still very cheap if you live outside the entertainment zones. As far as investments go I don't really know yet as I haven't got any investments here or started looking yet.

I am 49 years old, retired early although still own a business in the UK which has employees who manage everything for me, I have a 5 year Elite visa which cost me 500,000 baht and I'm currently about to start work on having a very large house and outbuildings built in the middle of the countryside completely surrounded by rice paddies after just completing ground works which included buying 600 truck loads of soil. So you think I have no money? There are people who love busy cities and entertainment areas and there are people who, like me, prefer the beauty of nature. Please don't try to judge anyone you don't know or make general assumptions.

It's the one thing that kind of annoys me here (really the only thing) but I am being bit less and less from finding ways to avoid them and being bit. Mostly they come in the house and bite when you are resting or sleeping so that's my priority to prevent now.

@Matthew Johnson My friend up near Chiang Rai rents a whole 3 bed house for just over $100 a month and near me in the city where I live there are many condos for around $150 a month. I'm currently renting a 4 bed house in the best part of the city for just under $300 a month whilst I start work on building my own place. As for Airbnb there are plenty of places all of Thailand for sure on that site but the owners run the risk of being caught and fined as it's actually illegal for property owners to use that site here.

Personally I like the countryside, farms etc and prefer that life over beaches, islands, tourist hotspots. The way you and some others make assumptions is incredible. Yes there are many 'cheap Charlies' living in the villages and paddy fields too as you say, but that's certainly not everyone. There are plenty of guys here with serious money and have built amazing houses and resorts in the countryside and absolutely love the lifestyle. I have been coming to Thailand for 30 years and I have never once visited Pattaya.... it doesn't interest me at all, we are all different. And you say the 'locals' are tring to relocate to the coast to escape 'poverty' - are you serious. My girlfriends family here are wealthy and many of their friends are too and they have no desire at all to leave the mid Isaan area. It sounds to me like you really have no idea.

I am English, have lived in Thailand for 15 years and love it. I am married and have to deposit 400,000 Baht for my yearly visa. Some friends have had to leave because if your not married you have to deposit 800,000 for a yearly visa which has to stay in the bank for 6 months (helps the banks). A married couple before had to pay 800,000 for the both of them but now have to deposit 1,600,000,( too much) and they have had to leave. All these people used to go out for meals and drinks every night but now the bars are empty and it is hitting the Thai businesses. The Chinese and Indians are filling the exit of Europeans but I never see them out (where do they go)? Thailand and its people are very nationalistic and I see no problem, loving your country, culture, religion and King. If you live in any forgein country respect the people if not go back to the country you came from. If the UK kept control of foreigners like Thailand it would stop the daily murders in London and other cities. Stopping prostitution, drugs and crime should be the goal of all countries. I feel very safe walking in the streets of Thailand and have many Thai friends. (AND YOU, on the streets of London)?

A bar at Christmas my favourite bar was full 4 years ago and this year I had the place to myself. Thailand did not bring in the wealthy Europeans but the working class retirement people like myself. Don't get me wrong I love Thailand but would love it to think again about some of its policies.

Truthmedia Rebel in my previous comment that was deleted I mentioned that Chinese and Indians do not go to white people watering holes because in their home countries or in places like Tokyo or Singapore, the expat districts with free flowing beer and alcohol often devolved into drunken fuelled violent brawls like in Sydney where smaller Asian guys get targetted. Because of this, most East or South Asian avoid the bar culture in Bangkok. Mainland Chinese spend all the time at high-end shopping upscale boutiques because counterfeits are common in China. Indians gather in their enclave areas and eat vegetarian Hindu cuisine. Thats why the expat bars become empty in Bangkok. White people stop coming, they have no customers because now Bangkok is so expensive. Thai immigration policy is becoming restrictive. They are emulating Japan. Like Japan, they want foreigners out of the country. They just want the China money at this point to be honest. Chinese spend thousands at a boutique without blinking.

But the thing with Filipinas, they all got something wrong in their head - maybe its the extreme Catholicism.or some cultural thing. But something aint right. They (filipinas) also have a FAR greater propensity for narcissism -- even the fat ugly ones seem to think they are "better" somehow. I find Thai women prettier anyway.... just my taste... and Thais seem to have much less tendency to become rolly-polly pork balls when they get older.

Can you show the numbers to prove your statement that foreigners are leaving in droves? The ones that are leaving are those here on a dodgy work permit i.e. self employed in their own dodgy company or doing Visa runs because they can't get a work permit or a long term Visa because immigration has decided to stop closing one eye. Stop comparing cost of living in Thailand 30 years ago and today. A country progresses and living standards of the locals improve whilst the economies of some Western countries are not as great 30 years ago so your currencies weaken. Bitching about Thailand being expensive is like asking yourself not to get a pay raise for 30 years.

@@jewbastard1540 Show me the stats or you are just being emotional and based solely on anecdotal experience. Some businesses in Thailand are closing because the Thai economy is not that great now. Just released data shows exports down in Q3 not helped by a strong baht. Thailand does give foreigners property rights, just not for landed property, which some foreigners bought using Thai nominee companies. Not such a good idea if one day the government decides to enforce the law, much like the TM30 issue. Property markets around the world have slowed down, not only Thailand, because of the US-China trade war is slowing the global economy so people are afraid to place their money into illiquid assets like property. Many developers around the world counted on the Chinese but due to said economic uncertainties plus the baht (for Thailand) being stronger they are not buying as many as forecasted. Majority of foreign buyers in Thailand are Asian. Westerners account for less than 10% of condo buyers so were never a big target market for developers. Total number of foreign buyers accounts for less than 20%. Good news is transfer rates for completed condos in 2019, sold off plan 2-3 years, ago remain healthy as in the good years. 9 out of my 10 buyers pay up their property in cash before transfer, no loans, so they can hold on to their Thai properties without having to worry about mortgage payments. However, there was a slight drop in Thai buyers completing their transfers due to new Loan To Value ratios in April this year and the slowing Thai economy.

The stats are ME as a world-class economist living in Thailand for several years. My Thai spouse and I built a beautiful home 10 years in a small, very ancient city off the beaten path where tourists go. I go back to forth to the US 2-3 times a year (where we have our primary home) because I am still employed full time in the US (I am a US citizen) -thus the visa run issue is not a problem. The USD has slipped somewhat in the 20+ years we have been coming here (from a high of 35 baht to now 30 baht to one USD), but no where near the same extent as the Aussie dollar. Going only occasionally to Bangkok, we have not seen this escalation in prices. If you live like a Thai person, it is still very cheap and I love it here. If you try to live as a Westerner, then the comments in this video are indeed valid.

Even if you live like a native you still have the crack down If like me you are financially very wealthy having to report every 90 days on a one year marriage or retirement visa , retirement easier even if married as immigration police don’t have to visit house unannounced to the amusement of locals You eventually get pissed off. Coming as you do as a visiting tourist is not the same , sorry it’s just not. Now police encourage Thais to phone a number in confidence of anyone they suspect of over stay for a reward, now imagine the amount of unnecessary visits you could get. Thailand reminds me of a film with Germans visiting homes in ww2 or Idf soldiers ransacking Palestinian homes. It’s becoming worrying as this has all been in the last 5 years, more so, just imagine what could be next. The honeymoon for expats is over, no one needs the stress. I am buying a place in southern Spain a stone throw from the beach, I’ll still keep our beach front house in chonburi presently in wife’s name. my wife has automatically acquired citizenship as we have sated the length of time married. No more checks , no police, and sweet living and oh good education.

It takes the form of visa complexity and other restrictions for tourists. Chiang Mai is experiencing a crisis with tourist numbers falling dramatically. I have been living here married for fifteen years and all I am doing is waiting to die, cheeped to die here than in the UK. I don’t bother with the high expensive life of Pattaya, I chose the quiet peaceful life in the country. Despite my pensions being decreased by 40%over the last fifteen years it is still cheaper than the UK where pensioners are given the choice of, die of the cold or die of starvation. The good news is following the election the British pound has greatly increased. It’s gone from 33 to 40 baht. One thing for sure is I won’t be leaving.

Great video as always. Not sure that any comparison can be made between prices in Europe as opposed to Thailand. I have moved away from London and am now living permanently in Udon Thani, Thailand. The cost of living is a fraction of what the UK was, plus the quality of life is so much better here. That in itself is priceless. Keep up the good work.

I was in Thailand in November and December 2019. My wife and me travelled about a 1000km around Phuket and northwards from the Island. Walking Street is not a good example of Thailand, unless a person seek sex with a Kathoey or you like getting ripped off in the mindless clubs. We stayed in Rawai (Phuket). You can get a lovely locally cooked meal from TB80 to TB120 (A$4-5). We hired a scooter for TB250 (A$13) a day. Quality dental work is 1/3 to 1/2 the cost of Australia. A lovely boutique or modern hotel room in Old Phuket town is around A$60-A$80 a night with breakfast. The main tourists in November/December in Phuket were good-looking young Russians, some with their toddlers. They know good value when they see it. At the enormous Power duty free in Phuket it was packed each afternoon with mostly young people from the PRC spending up big. The many local markets have plenty of fresh and inexpensive food. I saw many Caucasian men with Thai partners living carefree in Phuket (away from the usual tourist areas). They all looked content to me! The lifestyle in Thailand is heaps better than in Australia at the moment, in my opinion. Australia has become a pathetic nanny state dictated to by minority, PC lobby groups, with brain-destroying western fake news. If Thailand is getting too expensive I would suggest nearby Malaysia. It is fantastic!

I spent the last year in Thailand and the Philippines and I will say that you can still live in Thailand quite cheap and the visas are difficult but I still think it’s way better than the Philippines. First I’m gonna say that Thailand is a lot safer and also if you meet a girl there you don’t have to meet a girl that expects you to be walking ATM. There are plenty of lovely Thai girls that still just want a normal relationship where everything is split normally. I found some things in Thailand that were very expensive like perfumes and electronics but you can still drink cheap and eat cheap.

Thai Baht is strong because of Thailand's low inflation rate which has resulted in a massive budget surplus in an environment where the money isn't being spent. Allot of money has flowed to Thailand as a safe haven currency as a result. This has pushed the currency up. It's well understood that once a higher rate of inflation is restored (closer to 2%), the relative value of the Baht should come down. I'm sure allot of people are waiting for this day.

I hate the fact that even if you buy a visa, for example Elite Visa. Then even you pay it you still got to report and do interview each month, thats insane. If bought 2M THB 20 yr visa, why still need 3 month reporting. Also its proven that people could not use the visa and get back to Thailand during pandemic, same as Thai Nationals.

I have lived in Thailand for 5 years. I seriously doubt Ex-pats are leaving in mass numbers, I've heard people talk about leaving but only about 3% actually do it, according to the Ex-pat Association in Chiang Mai. The strong baht vs western currencies is an issue and the beginning of enforcement of existing immigration laws (some of which have been in effect since 1979) has caused many who were basing their visa on a sworn statement that was a lie to exit.

You're missing the important part. There's no more freedom of travel in Thailand anymore if you are a non-citizen. And there are BIG fines if you fail to report your location to the police (every day!). What's REALLY going on though, is the Yellows are trying to bankrupt the Reds (very long story short). And, more changes coming by the fall of 2020 from what I'm hearing! Only gets worse from here.

To retire in Thailand today you need to have 800,000bht in a Thai Bank ALL THE TIME plus medical insurance covering 400,000bht hospital treatment. If you are over 74 forget it - you won't get insurance and therefore no Visa.

As far as I know, foreigners can own 49% of the units in a building...at least that was the case when I bought mine a few years back. You're spot on about inflation there and the strength of the baht...and the gov. move to push out people with less money/means. Ultimately, I think the gov's plan will backfire. I still love Thailand and intend to retire there. I was in the Phils a few times, but wasn't impressed; the food there is horrible and it reeks of desperation, which in that culture causes serious safety issues and being a target. I've walked through all parts on Bangkok (slums incl.) in the middle of the night and have never once felt like I was in danger...same can not be said of the Phils.

@JKH beaches in Thailand are really crappy compared with the Philippines, it's overcrowded, full of people and development. In the Philippines you can be alone on a 5km stretch of pure white sand surrounded by lush palm trees forest you will never have this in Thailand. I have been 8 times in the Philippines and never felt unsafe. It's pathetic to complain about food in the Philippines when you have the most beautiful tropical nature in all Asia. I think you should stay in your condo in Bangkok you sound like a total wimp.

not sure where you went in Thailand. I retired early at age 50 and have been living in Phuket.. The most expensive area of Thailand and still find it affordable over the western world. 18 Thai baht exchange? not in the last 4 years... it has dropped a few baht in the last 4 years and hovers around 30 to 1 USD... you can still find plenty of inexpensive areas to eat and buy items but the touristy areas will overcharge as in any tourust destination.... Still plenty of Farangs around here......

I am from the Philippines. Truth be told, I (still) do like Thailand and still had a wonderful time. I still love their cuisine and still cook Thai to this day. Luckily I had never been scammed, but in my home country, I am seeing more Caucasians in general whether in Cebu, Pampanga, Olongapo or Metro Manila in general. Personally, I don't care if we have more and more tourists as long as they respect traditions and not make an embarrassment of themselves. While Boracay is nice, I prefer to go to low tourist destinations such as Northeast Luzon (Aurora), Mindoro (Puerto Galera), Siargao, Romblon Island and Davao Region.

Thai food is the best! Agreed that foreigners should respect the traditions of any country they go to. Unfortunately, there is often disrespect. It always bothered me to hear expats complaining about how something is done in the country they chose to move to. I would tell them that if they don't like it, they should find another country. I am a FIlipina living in Spain. I live in Thailand for quite long time. Everything was good for me. I live in koh Samui with my boyfriend since were both working in Hospitality industry. We rented a condominium for only 6k thai baht per month. It’s a good price though. some farang thinks thailand is expensive because of the lifestyle they choose. We never invested any money because we are young. Don’t dine to any touristic restaurant or hotel of course it’s expensive. If you want to live in Thailand learn to live like locals. Thailand is the most safest place I’d ever been. Met so many honest Thais. Don’t apply your western lifestyle in Asia most especially in touristic country. It will hurt your budget. Can’t give any info about Philippines never been home for almost 8 years. What I know I missed Filipino food.

Raven Cole That is very true Raven.. I will say I have a better living experience in Koh Samui. I and my BF make 80k thai baht in total every month. We were able to buy our own car and pay on monthly basis. Other expenses like internet, groceries etc. we don’t reach more than 10k every month. All in all including House and dining outside (twice in a month), we make sure we will not lapse more than 30k. So that at least the 50k remaining from our salary every month we saved this for our future. I guess that’s one advantage while you are young and no kids no vices or whatsoever.

when I go to the USA as a tourist (Disneyland), I in get interviewed for a long time, asking me questions like how much money i have, where am i going.they really discriminate against ASIANS. Thai immigration never ask me such questions and interview me. Now too many farang are broke and overstayers. Whereas chinese and Aseas tourist are not the overstayers and are richer they dont have intensions to stay, some farang also become baskers,beggers and dont have money, after spending too much on hookers and "girlfriends".

@@topshiba293 Australian interest rates are still higher than US or Canada. The Australian dollar generally follows the Canadian dollar against the US dollar, but not now. There are other trasons at play here. Mainly, coal is in decline and the future for it is not bright, yet the Australian government continues to pin Australian export future on a dying brown industry that was important in the 19th and 20th centuries but not now.

Boracay and Palawan are nice, but the best spots are where there are less tourists. Mindoro, North Cebu, Northeast Luzon, Eastern Visayas and Romblon is where I vacation. However SOME spots do not have Western style amenities because they cater mostly to the locals.

I spent 3 months in Thailand and loved it, spent 90% of my time in Bangkok. I have friends there currently who have spent a significant time in the states. I want to go back and live there for a year or so but I did have a slight issue with immigration, I was stamped the wrong date upon entering and had to pay a fine when i left which sucked. All in I felt the people were welcoming as long as you show respect but I am curious to ask my friends there now if anything has changed on immigration side of things.

Property Club I’m here now, i live in Son Tay just outside Hanoi. Getting 30,773.08 to £1.00 and it goes a long way, live very comfortably if spend sensible. I’m currently on multiple entry visa-12 month , cost just short of £150, less hassle too. Food amazing, apartment over looking river, two bedroom 18 month old, cost £200 a month. Thailand became so aggressive that i felt its become a ticking time bomb. Even the Thai people have a chip on there shoulder, they forgetting who put them back on the map. Hotels in Thailand have aircon, cable tv, and wifi too. Whole chickens come with sauce too. Beer Chang is $1.60 and much better than that Red Horse Piss. My 3-Bedroom House is across the street from a swimming pool, badminton court, and a gym. It's a gated community and it's still only $250. Enjoy your cheap burgers.

Not sure where you got your information... for a while they were cracking down on tourist runs but now have opened it up again... retirement visas are very easy to get as long as you have 800,000 Baht in the banl to show you have money for the year... Dude your info on real estate is wrong as well..... the market is very soft and prices are going down... even in phuket.... I live in one of the world's most expensive places and I still spend less here than in Thailand. I will admit I have a lot more fun in Thailand but sometimes it's hard to wrap my head around the prices. You can still live cheap if you live more like a local but if you want to eat burgers and live more western it's probably cheaper to stay home.

It is 49% which is the foreign quota for condos, not 40%. Plus, there are lots of opportunities to buy in condos where the prices are the same for Thai and foreigners.

This is a very well made video, considering I've been living in Thailand for a little over 3 months and everything he is saying is true. The Thai baht dropped sharply under 30 baht per 1 usd, which was nuts. But with the #coronavirus negatively effecting tourism, it has taken a complete 180... which is awesome for the remaining expats. And yes, inflation is hitting Thailand pretty hard... if the price isn't going up, the portion size is going down. Unfortunately for me and a lot of other, I was almost denied my 2nd tourist visa... yes, my 2nd tourist visa... not 10 or 20th. I've never done a 'border run', which is cheaper... I just got my passport 5 months ago. This happened days ago with a couple of friends. 1st Friend: He has been residing for 1 year. He had 1-2 visa runs and was applying for his 2nd tourist visa, but got denied. 2nd Friend: He spoke really good Thai and was trying to get his 2nd year education visa to continue learning the language. He too has only been in the country for a year. They didn't give any of us an explanation to why we were rejected (in my case, will be). Instead, they just handed out a small piece of paper with very vague reason(s) on why we were rejected... none of which seemed to apply to any of us. I am contemplating on whether Thailand is worth it or not... they are making it very difficult for the expat community. I'm very much growing attached to Vietnam and am looking at neighboring countries. I even have opportunities to teach in countries like Vietnam (not what I'm here for) where they actually respect and welcome people like me. But, like you mentioned, Cambodia is another option. I also agree with the market boom and the reckless spending. We're no doubt going to see a crash soon. As for the Thai girl topic... I'm not really experienced in that category. I've heard horror stories and I'm sure you can do a google search and find those yourself. But, a friend recently told me of a crazy experience he had his ex-gf and her father who was a ranking officer? They tried to make him some a confession at the police station but a Thai friend of his saved him from what could have cost him time behind bars... she accused him of beating her. Also, the welcoming attitude seems to be changing, especially high traffic tourist areas. The air pollution is insanely bad and getting worse... I should have listened to my friend who warned me. If you do a search on Chiang Mai, you'll find it was the worst air polluted city in the world for about a week or 2? I am not exaggerating. And Bangkok has filthy emission related pollution... the government doesn't seem to care enough to change that.

I was also denied a Tourist Visa a couple of weeks ago and this was at the Thai consulate in Savannakhet, Laos, normally a relaxed place to apply for a Visa. It got worrying when the queue was moving so slow, so they were refusing lots of people. They are shooting themselves in the foot.

There are many more wanting to leave but they are living in houses and condos that they own and these are unsellable because of the number on the market. In spite of the huge number of unsold properties, they continue to build more and more. VN and Cambodia are attracting more ex-pats. There are many Scandinavians in Thai but for the most part they are snowbirds, spending Nov-Mar there and the summers in Europe but the flow of new Scandis is down too..

And worse, AirBNB rentals are going to take a hit too due to TM-30. The recent "transition" should have been a massive WAKE UP. Hint: You CANNOT ignore politics when you own Real Estate!

Making things "family friendly" ruins everything. Look at motorsports, hooters, sporting events, concerts, it doesn't bring in more money as most families can't afford to go and if they do everything is overpriced and they don't spend the money.

I can't remember when the Bath is getting too expensive. I used to change $1 for 40 Bath and now only $30. On the other hand, The exchange rate in Cambodia for the past 25 years is still $1 = 4000 Riels.

After 3 years I am leaving Thailand at the end of this month. Reasons: raising costs, unreliable people, corruption, dubbel standards for foreigners, racism, protectionism, ... I love the food, the nature, the weather...but these things don't weigh up to all the other things. Perfect place to go on a holiday, keep it at that.

I have worked in Kuala Lumpur several times and have talked to many retirees. They love it in Malaysia and they never want to leave. I also met a few couples who left Thailand a year or a few months ago. They think "Malaysia My Second Home visa" is the best deal. It is a 10 years visa and it is easy to get another 10 years after expiration. No worry about Immigration matters annually. After working in Asia for many years I am also checking it out.

@@Property-Club it's called Malaysia My Second Home Programme or just simply MM2H. Everyone I talked to was very impressed with "Alter Domus". www.penangmyhome.com. They arranged everything did all the paperwork, visa application, finding a new home etc. On their website there is quite a lot of information.

They are cracking down on foreigners with tourist visas in Vietnam too. From July onwards you will only be able to stay in Vietnam for 1 month at a time, whereas before you could stay for 3 months.

Some time ago in 2019, I went to have lunch at Hilton Pattaya which is one of the best hotel in central pattaya. The hotel was full of Koreans whereas we , westerners, fill in most of the 20 dollar guest house in pattaya .

Nothing comes cheap especially when you are looking for exotic life after your retirement. When you want to enjoy sex with the young Thai girl of same age of your daughter, naturally you have to pay some price for your sin. In return Thai girl thinks you are a walking ATM for them. When you exotic sex life reaches a saturation point, you realise that you got really fucked up by Thai girls and that stage makes you look out for alternative cheaper destination. There's nothing wrong in them. Wrong with your changing perceptions.

My salary $4,xxx+ USD but it never comes across any single time into my mind that I want to spend my life there. it's so expensive for a place like that. If you're talking about the facts, yes...definitely in terms of living cost which always drives many people to the wall during the last couple of years in the city like that. But Thailand has a huge chunk of land, you can have a "good life" in many areas. TBH, Thailand is not a place for a dirty old man with cheap chicks anymore, those days have gone. By the way, next to Hua-Hin is Prachaup Provinces, my previous home town. It use to be a quiet and nice place to chill-out. Now full of foreigners who have different lifestyle compares to Pattaya. Cheap food, nice sea view etc. but no cheap chicks and super fancy nightlife. You get what you choose, Bro. You need to specify what kind of life you're talking to. Don't be surprise for my honest and straight forward. Since I lived in the downtown Bangkok with $200-300 USD for foods, $200 for my accommodate, $30 for internet & phone + $120-170 for my gas ( Truimph ST765/2019) for going out of the Bangkok and explore the countryside on every Saturday morning. Fair standard Thais lifestyle, nothing fancy. FYI - If you look at the latest Vietnam immigration law, you'll see what do they do. They've learned from us. Boom !!! Short down tourist visa to 30 days instead of 90 days.

Now that I am making the move this summer coming up I have decided to just travel for a while, moving every 3 months. Years ago my plan was retire in Mexico. Drug cartel messed that up. Then it was Thailand. Now I have no idea, but will be in the Philippines in February to have a look.

Forgot to add the security factor which is a strong plus. There is a huge variety of cities and towns giving expatriates many diverse options. Today Portuguese citizens speak English quite well which does favour communication.
