I don't think I've ever watch a DIY home construction that there wasn't something unexpected. You two handled it so well and the planning for this is super smart.

Good advice about surveys, one survey on a property told me there was no ventilation in a room.. It had a window and door! Surveyors look for words to fill their reports

I have had wormwood in all older properties...unless they have been chewing for years it takes a long time for them to cause damage.

Oof, that's a lot of damage. Any house over 50 years old is going to have some kind of wear. I just had to termite treat mine so damage like yours doesn't happen. After all, houses need floors!

I wonder if joist hangers or steel posts would be an option other than putting bare wood on top of concrete. Joist hangers are used when mounting a deck joists to the side of a building's masonry foundation or wood ledger board. Also hopefully your contractor can sister new joists to the original joists where the wood is still solid to save on material. If you need to replace the entire joist, check into replacing it with an engineered I-beem joist. They are stronger and can span up to 30 feet so you wouldn't need any support in the middle of the room. Plus they do not warp or sag, so they are true and level.

I know the homes are older... But here in the US they use treated wood to repel critters lile termites etc. Do they treat the wood you will use to replace it?

I guess you just take that chance with older structures, but they have so much character compared to newer buildings. I’m interested to see how this one turns out since you are doing it a little different from the others. 😀

Do you hire a home inspector prior to purchase? Here in the states most people hire one so they have a better idea of what they are buying.

So, what I wonder is what is the sub floor made of? Is it brick cobbles or just dirt? One other thing, is it unusual for UK houses to have basements? In the Midwest of the US most houses and apartment buildings have them. At least your "interrogation room" has perfectly appropriate lighting!

The foundations are on dirt. It depends what area I’d the country you are in terms of a basement being common or not.

I deleted my other comment. Sorry... my weird sense of humor isn't always appropriate🤦🏼‍♀️ It would seem that by taking the structure back to brick that there wouldn't be much more that could be wrong, but Murphy's Law reminds why it's good to have a contingency. Unbelievable that the wood was propped up with bricks🤦🏼‍♀️ Your new tenants will get to live in a very modern, well built, old brick house😁 💕💕💕

Now you know if the wood flooring feels spongy it may be wormy,lol, just kidding. Too bad you can't hold the appraiser responsible, cause I think it's going to be expensive. You can do this!

Don’t they do house inspections in England about these kind of things? Like in America they would do an inspection. And if that inspector did not catch something like this. The insurance would have to pay for it.
