Cons: I lived in one for 10 years and in the winter, the air inside could be warm, but the furniture was always cold. The maintenance wasn’t just maintenance, it was replacement of cheap plastic everything, with normal items you take for granted in a house. Plastic sinks, faucets, tubs, trim and molding, and never a backsplash behind a sink, etc. Critters will find their way in if you buy rural land to put it on. The mice follow the pipes in, and the snakes follow the mice. Mobile homes have about 3 inches of overhang on the roof, so forget opening windows if it’s raining at all. I could keep going with the cons, but if you haven’t much money, the one pro is that you do have a roof over your head for less than an actual house.

Lot Rent. He never mentioned Lot Rent. My base lot rent is over $950 a month at this manufactured community and either pay it or get evicted. We pay the lot rent plus WE have to maintain the lot which for me includes 2,700 sq ft of lawn, quite a bit. And our in ground sprinklers are non functional cause the property owner cut off irrigation water last year. Just spent $400 to set up timer, 7 hoses and above ground sprinklers to water. These places cost 120 to over 150k also. There’s a few cons.

The plus for us is the rent and mortgage is like 500 less then to rent the same space in my area. Plus I still have 1300 square feet with a double wide.

Here's always been my argument with ppl saying it's a waste of lot rent. But if you take the average price of a home in any area u pay taxes. Taxes easily are 300 400 a month whether you own a home or not outright. Take that amount off what your paying lot rent and that's the true cost of living in a park. We pay 630 a month minus 300ish (probly going cheaper then the average taxes) I'm living here for 330 a month of "wasted" money. However like you alrdy stated, less maintenance yard work ect also saves me money and I don't owe 200k on a house to boot. IMHO with a proper good income manufactuured home living is not a bad idea especially in this ridiculous market.

But if you own a piece of land with your mobile home on it, it is by far the least expensive. I own a half acre rural lot with a 14x70 single wide mobile home. It is all paid for, my taxes are $1800 a year, I have a well, septic, and solar panels, so no water, sewer bills, or gas bills as I am going all electric. I can go the spring, summer, and fall with no electric bill. I'll only have an electric bill in the winter because I'll still be using the heat pump at night but I am looking into installing a wood stove and that might eliminate the electric bill altogether. I also have no restrictions except for zoning which is fairly lax so I can have my own pool and make my place look however I want it to.

Nice. You did the upfront cost of well & septic. A good long term view. I like it. All around we are agreeing mobile homes can make perfect sense!!

@@basicworks1 The total cost for the land, mobile home, well, septic, and solar array was a little under $60k. The mobile home itself cost $9k, the cost to relocate it and install it was $8k including the power pole, the land was $11k, the well was $7k, and the septic tank was $3k which is strictly a holding tank, no drainfield was allowed due to lack of space. The solar array was $19k but will receive a $4k tax credit next year.

Thanks so much. You've been helpful to me because the 5 cons result to be a pros for me. I still have questions as if the walls are thinner the noise is louder inside the house, what about if a get annoying neighbors, is it true that those parks are more likely easier for felons to get in?

Since 1976 mobile homes have to be built to HUD standards. I don't notice any noise problem with interior or exterior walls. Make sure the home is 1977 or newer. As far as parks go, just like everything else, they vary. If you locate a good park they will do screening of any people who want to move into the park. Including in many parks, a background check, credit check, etc...

For a senior that likes the single life is living in a mobile home cheaper than living in my paid off house? I feel property taxes are high for me, I'm 60 and I'm retiring at 62 and want to bring down my home expenses. So, what can you tell me? And thanks ahead of your answer.

Here's some things I Know....Area determines lot rent..If not a high cost area Lot Rent may run $500...so taxes could be higher (mine were much higher) in PA we only pay taxes on the mobile home in a park not the land... Utilities may be lower due to home size or gas vs oil... Home maint is lower in cases ...I can replace the roof on my mobile for 3K, old house 30K...Ect.... smaller lot size can mean less yard work...Check your local parks, some include trash and water...It boils down to the park and the home in your area...and check my other videos on mobile homes. In my case, my paid-off house tax is a little over $3K. The rent at my favorite mobile home park would be $1,800 per year more.

Mobile homes are great, it’s the park I don’t like. Like an HOA, there are rules and politics in parks, never ending rent, your mobile home can age out, where the park won’t allow home to stay in park if you sell.

Hi Robert, All true! Every place you live has it's ups and downs. We just have to weight them out to see which is best for us at the current time.
