I own my mobile in a small park in WV where the pad rent had been $155 for many years until owner sold it. We were just given a 28 day notice that rent is going to be $ 435 due March 1, 2022. That is an increase of 181% and to give someone like me who is disabled on a fixed income 28 days to come up with $$$.. I won’t have any money left for food for myself or my cats, as they are my responsibility to care for. This is a shameful in so many ways.

Laws need to be implemented to put caps on space rent increases. In Los Angeles County, you can’t increase rent (not space rent) by no more than 10% a year.

A local manufactured home park close to us was bought by a large corporation. Immediately, rates jumped every 3 months. They even sent out eviction notices during the pandemic. Local legislators are trying to get the state to intervene, but to no avail. I really feel for these people, they can't afford to move thier home, but if they stay they will eventually lose it.

Thank you for sharing. Yes, the big companies interest is to evict them so they can charge higher rents to the next group of people that move in. They don’t really care what happens to the previous owners. I hope the lawmakers crack down on the predatory behavior.

My fiance and I are looking into purchasing land to start a small private mobile home park were we can offer nice size lots or offer fully furnished mobile homes to rent focused on people trying to get back on track after making some wrong choices in life before. Offering a community gardens to grow fruit and veggies raise chickens for eggs and meat help teach alternative healthy lifestyle and cutting cost to be as self sustaining self sufficient and stop asking or waiting on the government for help also having a community donation center were people can drop off or schedule a pickup of donations off free unwanted usable items or time that someone else may need and can't afford or can't find like household items children items animal items anything that was one man's trash is another man's treasure

We just purchased our Park in July 2020 with ROCUSA. This video is very accurate. ROCUSA gives you everything you need to purchase your park. So the big question I asked when we started our purchase was, "it sounds too good go be true", how does the non profit ROCUSA get paid? They get paid 2% of the purchase price at closing. The rent at our park went up $200 per month which was way less then what the new owner would have charged us and we got our financing at the lowest interest rate possible. Even though we had to pay more each month, we feel that we got a good deal. In our state, the state law allows the residences first right of refusal to purchase the park. Legacy Group, who owns a bunch of parks through out the country, buys these parks raises the rent, keeps them a few years then flips them. The owner of Legacy Group, just bought a 6 million dollar home in Phoenix. He could care less about the condition of the parks he owns unless someone takes them to court for repairs. Our park location could be used by a number of developers, Walmart, Car Dealerships, or apartment complexes because we are on a major route with city water and sewer. ROCUSA was able to fight them in court for us. It took over a year for us to be able to make the purchase. ROCUSA are great people. Use them if you can. Good luck.

We lived in a mobile home 20 years, bought it brand new and paid cash for it, I had just separated from the military and at the time it made sense. Loved our lot and park, of course it was resold, (the park) we still have friends there and the lot rent is $535 a month right now. It was $400 a month when we left 8 years ago, a lot of people are stuck there due to financial needs and these companies exploit that. We wanted to upgrade our trailer and found when we liked, in 2012 between lot rent and a new home it was going to be $1200 a month, so it was a no brainer, we bought a house and moved on. Feel sorry for friends stuck there, they never invest money in those parks. It was a cheap place to live in 93 when I got out of the military and was supposed to be short term but since we paid cash for a brand new mobile home we stayed for 20 years, constant increasing lot rent ran us out. Luckily we had the financial reserves to move out, lower income families and a lot of single moms stuck in that rut.

Blue Collar Watches the way that I see it is that mobile home parks are a rip off, because between your trailer payment and your lot rent you may as well bought a built on site house.

Michael Bordenaro interviewed a woman in California where they wound up in a coop. Great facility, excellent landscaping, utilities and cable included and awesome neighbors for a really reasonable price. And she was in SoCal near the beach. 😀😀😀

Kristina I just want to take a moment to say ‘Thank You! ” for presenting information in an easy to understand and accessible way! I’m in my 50s and have never owned a home myself! Partly because I’ve just never really comfortable with making such a substantial purchase and partly because I liked being so mobile in my younger years. I’m getting to a place where I am considering buying a home though and I live in rural SC where you do see a lot of manufactured homes and “trailers”. Watching your videos has opened up how I see my options and put me in a better mindset about being a home owner. Again, many thanks and keep putting out videos.

I lived in a little park (near Newport Beach, CA) and I always wanted to approach the residence with the idea of a co-op but had no idea where to being. The park has since been sold 3 times in 4 years! Rents have increased by 25% and I know it is about to go up again. I am excited to learn about ROC! Thanks to you I now have this great resource 🥰💕🌹🌺🌻

What an amazing idea I don’t thing any thing like this exists in the UK. But we don’t have a lot of people compared to the USA that live in mobile homes or ( static caravans ) as we call them over the pond . But it’s a great idea and give a little bit of safety . Great vid

@@heinuchung8680 not true. There are laws and the owner doesn't care as long as they get the money they want for the land. And some states have by law 51% right of first refusal.

I owned a modular home and I also owned the land I know there are very few and far between but I really lucked out and this was in Boca Raton Florida I sold it and I triple my money but I don't know if there are any of those places up north but that's what I did and it worked out really well for me

Lise Broder I live in MT and it wouldn’t surprise me if half of the people in state lived in manufactured and mobile homes. There are many that own the land and have a double wide on it. Manufacture homes are great for rural areas because you don’t have to haul materials and make trips to the build site, you just bring the whole house. Also a lot of people bought land when it was affordable and where able to get an inexpensive home on it to be out of debt quicker or simply afford housing since we don’t have a lot of high paying jobs.

You definitely have to own your own property because I have seen so many news stories regarding mobile home parks being sold and then residents are forced to move when they really can’t afford too.

My wife and I live in the most beautiful mobile home park in Carson city navada, lived here for 3yrs love it family owned since 1962 the father built it by hand, the father/owner has died, we were just informed they are going to sale the park it's a 55 and older park, people are scared and at a loss of words should I shoot this video to the remaining family there are four owners now of the park since it's a inheritance and they are looking to sale ASAP 🤔

I am looking at a single wide manufactured home ( prolly 22 before I get it together) and i feel so much more confident after listening to you. Yep they think that they will get your home and end up renting it for 7 or 8 hundred a month and it cost over 5000 to move it so before I'd let the park owner crook me out of it I'd tear it down and scrap it .

Thanks for all the information you share. I've learned a lot. I have a question. Why do most of the parks I see look so bad? I'm specifically talking about the layout. Many of them are so close together which doesn't allow much privacy and often they're just lined up. I think mobile home parks are great ideas, just don't like the layouts. Are there creative ways they can be arranged other than just in a line and piled up on one another.

I think anyone who owns a regular home or mobile home, is renting the land. If you don't pay your property tax, you can lose it too.

What happens if you purchase a manufactured home in cash at a trailer park and you have to pay a monthly HOA Fee, does that also include the lot or do you have to pay a separate fee to lease the land in addition to the HOA?

Save your money and buy a house or Condo when you can come up with a down payment. Work on bringing up your credit score to get a better lending rate. Mobile homes are a poor investment and lenders will charge you with a very high interest rate. Sadly large investment groups are buying up Mobile home parks and raising lot rents forcing people out.

You can get a VA FHA or conventional loan for a manufactured home as long as it’s attached to land. So the interest rate isn’t as high as they would be with a Chattel loan.

Sometimes folks just have to face the thought of moving to another area where homes are more reasonable. Hint: Try OLD Bullhead City, Arizona. You can STILL buy a mobile home of your own for only $100,000. That’s right, only one hundred thousand, AND that includes the land it sits on, approx. 50’x100’. Seriously, you have the Colorado River a mere walking distance away, with nine gambling casinos on the river bank across the river in Laughlin, Nevada. And we’re only 90 miles south of Vegas. Water taxi’s move people from one casino to the other, for those who don’t drive. There’s plenty of water sports (fishing, jet skies, etc.) and the best Springtime in the nation.

Nick Sakalis they are given an offer at fair market value. It’s up to the sellers if they are willing to accept it. You’d be surprised how many are willing to do the right thing.

@@KristinaSmallhorn The park where I have a house was sold to a big corporation, after the community tried to buy it via some type of co-op offer. I wasn't a home owner there yet, so I don't know the details. My state has a limit on how often and how high the rents can be raised, but it's still way too much to call this affordable living any longer.

@@laurawalker546 I think in a rental lot they can sell the land from beneath you. It happened in Fort Lauderdale when the Indians put up the casino. The people who lived in the mobile home parks lost their home

@@josephmac2386 yes, if it is not resident owned, anything can happen. I don't know Florida law but here in new england that cannot be done. In a resident owned community you are paying a "mortgage in common" or a hoa fee. And once that is paid off the rent can keep dropping as repairs and all are completed and long term improvements have been made (less reserves needed to be collected) rents in resident owned communities are actually made up of building reserves for repairs, water, snow plowing, taxes and paying off actual loan of land. All the people are in fact paying off, buying the land together and running the community together. It is no longer rent in the way people think of it

I live in one. My boyfriend died 1/10. He said he would leave it to me. He got sick. He secretly (supposedly) sold it to some girl he knew. I am renting the m h temporarily for 445 a month plus the lady demands $100 for I'll insurance. I know she is lieing. It is a double wide. I want to move to near Orlando, Fl. Need a job and place to live. On my new income I can barely eat. What to do?

The correct URL is rocusa.org/ Here in central Florida, a group with a name like Mobile Home Owners Group held meetings at various mobile home parks and pitched co-0ps. Haven't seen them in awhile. Co-ops are a great way to avoid getting stuck with a bully park owner or the results of the owner selling the park for development and mass evictions.

Very usefull info... Although in my country people always will buy land to build a house, or buy a house with the land Only if you buy in the city, there is some weird landrent as you cannot buy the land (in a city or specific area)

Co op.. own the park? Who the heck pays the PROPERTY TAXES? There's lots of acerage in a mobile home park. Then there's road upkeep. Low fixed income. Had to sell when I couldn't afford to replace the roof and furnace. Live in HUD senior apartment now $250 a month with a small electric bill. When I hear co op, I hear HOA!

You pay land taxes and it is divided up between all the residents. They are not taxed like regular homes

Yes there is many options for mfg homes in California . Most areas the value does not increase much . But if you are buying to remodel endless options . If buying for living in the home many options and prices rent and home cost . I was fortunate to live in one low rent 55+ park extremely maintained with rent control .

Renting in a mobile home park is a terrible deal..overpay on a depreciating mobile home..while being responsible for all repairs, maintenance and taxes..all the while paying rent and dealing with rules just for the tiny lot! DUMB

Well, actually you are wrong with owning the land - you never own the land! you are renting from government all your life! You can pay of your mortgage - you own your house and when you going to paid off property taxes? Never! which means - you never own the land. With manufacture home in the park - you just have middleman.

I bought mine like 6 years ago brand new I had to put $20.000 I have a low income so at 1st I bought a trailer I was not proud of but paid off in 2 years & saved my income tax to be able to put the down payment
