Not as cold or hot as noted here. Yes it's cool in the winter, but I would not say very cold. In the summer it is 10-15 degrees cooler than Temecula and I've yet to see 100 degrees at my location in the 3 summers I've spent in Fallbrook. I do however live in a location where I get the ocean breezes, for this reason, one side of my house is hotter than the other side, but certainly not close to the Temecula and Murietta temperatures.

Shopping opportunities are very limited. For extensive selections with clothing, home goods, big box stores or grocery variety (we have Albertsons and a couple of locally owned markets). If you want greater choices, you need to drive to Vista or Temecula. Also, public transport in town is limited a single bus line with hourly service to Vista or a single route that takes a east county route from Escondido to hwy15 & hwy76. A car is almost required to live here.

I want a proper bus stop station than just a sidewalk next to a local market. There's no dry spot during the rain nor seating areas to wait around.

There are over 30 commercial greenhouses located in Fallbrook because it’s a well known agricultural community with a maritime influenced climate. Almost never freezes here.

Also I disagree with this agent/ I haven’t seen the over 100 degrees for half the summer that this agent is saying. That’s the summer weather of Temecula, not Fallbrook, which has its own distinct micro climate. There have been 1-3 days where it hit 100, but not half the summer.

I agreed. Yes if you’re east of 15 which is Rainbow or Valley Center then it will be in the 100s in the summer. It’s so rare that will get that hot in the summer in Fallbrook.

The biggest con is that there aren't many youthful attractions. No YMCA or a community swimming pool for hot summer days. Plus, there's a new neighborhood across the I-15, but there isn't a bus stop for that side of Fallbrook nor a small mini-mart.

Went to see a property and was told the water bill was more than the electric and gas , doubled. Called a well company and was quoted 50-70 thousand to drill a well , no guarantee hitting water. Septic is another big issue with older homes, many are not up to code and need to be replaced.

3,200 square ft home... 1/2 acre of land, water is about $200 a month and we have to water a lot of our avocado trees. Our electric bill averages $350 a month - no solar. So I don't know where you got your information. Septic tanks need to be replaced about every 40 years around here. HOWEVER, if you or anyone has added a bedroom and you have a "3 bedroom house" septic tank (yes, they go by how many bedrooms there are... NOT how many bathrooms there are) but now you have a 4 or more bedroom situation, you WILL have to upgrade it to a "6 bedroom septic tank." We have a 3 bedrm tank. Just got a quote... to crush it and bring in a new "6 bedroom tank", it's $6,000. That's nothing. If your leach field is still in tact, no problem. Our home was built in 1941. Solid, beautiful old Spanish style home. The older homes are great!

On buying a property with a vineyard: no matter what the listing agent and/or sellers tell you, you will NOT make any money with a small vineyard. Grapes currently fetch $1.00 a pound and often there is a glut because of so many people growing grapes on their property. Then the price will be 50 cents a pound or like 2021 where there was a 90 ton glut of cab grapes- the price was zero- many couldn’t sell their grapes so they let them rot on the ground. The costs for growing grapes: labor, spraying(yes even organic grapes need organic spraying), netting, water, fertilizer- it’s a loss. That’s a confirmed stat- several experienced vineyard managers have told me you don’t get to a break even point until you have approx 6-8 acres of grapes planted. Where the money is is in turning your own grapes into wine. But winemaking requires very pricey equipment, licenses from the state and wine making know how. Or you can pay a wine maker but still a long, expensive process. Being a grape grower doesn’t really pencil out. Treat a small vineyard on a property you are considering as just a landscaping feature. Don’t quit your day job thinking you’re going to make a viable living on an acre of grapes. Sorry to be the bearer of bad news…..

With the larger acreage property if you don’t own your own well and need to use rainbow water district for watering your acreage property be prepared- bills can be well over $1,000. Agree with this agent, DON’T buy an acreage property unless you have the septic thoroughly checked out. Same goes for the well- check to see when the well pump was last replaced- a well pump only lasts 5-6 years, according to the main water drilling company in this area that starts with an S(it’s a super honest family business- I wouldn’t use anyone else). If a well pump has been replaced 6 years ago, knowing what I know now, I’d be wary- we just had to replace our well pump and it was $10,000 to do that.

Make sure your agent has bought and listed acreage property for a least 5-7 years. Many listings don’t have surveys and lot lines can be tricky.

1hr to downtown during rush hour with fastrak and north bound traffic starts at mission. As well as being 15 degrees cooler than temecula and it rarely gets over 100 degrees. You're doing Fallbrook dirty

I was told that it's hard to get homeowners insurance in Fallbrook due to fire dangers. Do the new homes require sprinkler systems inside?

I just had a client close there and they had zero problems getting insurance. Most new home do have a fire suppression system

Unfortunately Fallbrook got dangerous at night and not to mention too many hit and runs and we had a shooting in the garden nursery

@@57carpediem I live in Fallbrook and car break ins have been a problem in my gated neighborhood. I’ve heard some loud car crashes and I hear break ins are a problem. Fallbrook is supposedly changing but I still see people that look “janky” possibly on drugs, down trodden- just not people who are even lower income.

Watch out folks for future regulations coming re wells- California keeps targeting well owners and trying to put meters on people’s wells. There’s chatter that in the next few years they’ll be successful in metering everyone’s wells. That means you’ll be paying for your own well water.

I’d say definitely stay out of a gated 24 hour guard neighborhood that’s considered to be the highest dollar gated neighborhood- it has a rogue HOA that’s full of infighting and intrigue. Its like a real life game of thrones. If you’re going to spend way over a million dollars you’ll be giving up a lot of personal freedom and autonomy in exchange for constant infighting and the threat of noisy pickleball coming to the community.

Can you go into what NOBODY wants to talk about, THE EXTREME FIRE INSURANCE required now in 80% of California. Over and in addition to regular home insurance. YES, traffic getting WORSE. !!!! They need more exits , off rampant to stop the funnel effect of just ONE EXIT. 🍷

I live in one of the higher priced gated HOA neighborhoods and it’s not ideal- sure, it looks lush and beautiful because most homes plus common areas are irrigated by well water which, for now is “free”(it’s not free because when your well pump goes out and they only last 6-7 years, it’s 10K to pull the old pump and replace it- we just had to do this). The people who run our HOA are vicious if you try to go against them- I could get my PhD on the psychological behaviors I have seen in the numerous neighbor vs neighbor battles in this community- it rivals the game of thrones. Dues are $550/month and there’s a high likelihood they’re going up- that’s comparable with the most elite Rancho Santa Fe gated neighborhoods but you’re in the middle of low scoring schools, heavy blue collar community, crime and drug problems, military bombs going off day and night, and a over 1 hour commute to the San Diego airport. Several of the residents are on a campaign to try to convert our tennis courts to pickleball and this has already split the neighborhood into two camps. Some people are not on speaking terms. Many have already consulted attorneys so many of us feel it’s inevitable that certain people will ignore all the other communities across the US that end up in costly legal battles over noisy/disruptive pickleball and try to force pickle ball on us. This is a private community- the goal is not to turn it into a noisy senior center. I just don’t see any solution to all of this unless they disband the HOA or declaw the board’s power. The same group of power hungry folks keep circling on and off the board. Net result is nothing really changes- dues just keep going up….😢super snobby people here in general- buyer beware

There’s not a lot of cool stores and restaurants, unfortunately. Best and only more modern mall is technically in Bonsall and has some good restaurants like Z Cafe and Fresco’s.

Fallbrook is very blue collar, military and some gated neighborhoods. Gated neighborhoods have super controlling HOAs, so buyer beware.

Biggest con: finding reasonable landscaping labor to work at a fair price per HOUR. The scam going around is for workers to say they only work per “job”- thus a tree pruning that should take 2 hours at $20/hr-theyll quote you $600 per tree. Took us 2 years to find a non scam artist landscaper who would charge the current fair hourly rate.
