I spent a lot of time in the palm coast area. Back in the 90s homes were $125k and rent was $800. Now homes have doubled, tripled and more. I regret not buying there in the 90s.

We don't have a lot here in our little beach town. But that's what I love about being here. It's not over crowded ❤❤❤ Btw, the P section is the WORST section. Lol

Recently city council said houses are selling below asking price. They like plowing trees here and keep rezoning things so they can build whatever they want wherever. The entire town has HOA-level life restrictions and it's amenities aren't as family friendly (children's medical care is sparse in town, so you'll be driving half an hour to go to Daytona or St Aug for pediatric care most likely) That being said beautiful parks, lots of tennis/pickleball/golf if that's you're thing, and Flagler Beach is a charming town with great views of the ocean from restaurants and the A1A if you want to avoid overwhelming tourist development. (That may change with the Margaritaville hotel going up though). It's a good-enough town, but very subject to whatever realty builders want to do and strong city code that many people believe is excessive. There's a retiree vs young family clash dynamic

Palm coast is basically all strip malls and storage buildings, gas stations. All asphalt. Glad we sold out years back

@@acmecompany Appreciate your comments but that really isn't true at all. Like anywhere else, the shopping plazas are on the main roads and I find that many people complain that there isn't enough shopping in Palm Coast so I don't see how you can say all of PC is strip malls. You will find pros and cons to anywhere you live. Clearly, Palm Coast wasn't a good fit for you so you sold your home, good for you. For others, they love it...everyone is different.

I brought my home in Palm Coast, & you can't compare St Augustine, Daytona Beach, & even Orlando,Palm Coast, only has European Village, not many places where you can enjoy, no much ,not a Mall,or stores around,I just find out after I brought he house,also really crazy the seccion, iam living in L SECCION,only a Dollar General store,,property taxes,mine went for $ 2,010,00 to 3,077,00 a huge increase, even with the homestead, ( I new that the taxes weren't not being the same) but not this much,now 2 years later,the realstate market, went down, because of the inflation, & the cost of life went up a lot ,if iam from NJ, & food is cheaper, even with this inflation,...iam a senior, )almost Coast, it's not a bad city,but i am seeing that it's not much to do, they keeping, building homes all over,but not stores, near,everything is at the Parway center,also the way Palm Coast is building around with all 11 sections, not in numerical order,is nuts!.... ( my opinion)

Yes, Palm Coast is definitely a quieter area with less dining, shopping etc. The best thing in my opinion is the trail network but if you aren't interested in that then there will be less to do. Shopping isn't terrible, you have all the box stores you need. Plus Daytona and St Augustine is not too far. I did hear a BJs is coming to Palm Coast. Taxes went up for everyone because home values went up. During the pandemic many people from out of state moved to the area creating a lot of demand on a low inventory market which in turn drove the prices up. If you are from New Jersey, $3,077 a year in taxes seems extremely low comparatively. Plus there is no exit tax in Florida. It sounds more like you don't care for the section you chose to live in. Is that the case? I'm not sure your value has gone down though. Did you have an appraiser come out?

Getting way too crowded. Growing pains, traffic, waiting times, public services are suffering and take for ever. I’m concerned about the water . Aso the sewage. If they decide to fix all the traffic problems, sewage problems, and other things that that are needed there will be construction and a city dig that will be overwelming and make traffic a real nightmare. I have seen it before.

I just hope the local municipalities care more about their local area since they have to live there too. Moving is always an option but you know how the saying goes...the grass isn't always greener.

@@kimdevlinteam It isn't, they're trying to put apartments and townhouses in single-family residential spaces because half the politicians are sponsored by big realty and builder special interests. Even low density commercial spots are due to be rezoned to high density residential. Town Center should be a downtown entertainment district, but it's getting parceled out to be apartment complexes.

I live on Seccion L,close to St agustine, which i love it,but Palm Coast, its not much of entertainment, Daytona,Orlando,or St Augustine, the problem with Palm Coast as you mentioned, are 11 Seccions,& not much to do ,all the clothing stores,are far away ,only one Dollar General store, & a gas station at US 1,we have 2 churches in Belleterra,& they planned to build another,why the city do something for the citizens, as transportation, i know many seniors that they don't own a car, everything is at the center of the city,nothing near.

I agree, there is more entertainment in St Augustine but Palm Coast is great for getting out in nature. The biking/walking trails in Palm Coast are by far the best. As for clothing shopping, I don't find there to be much in St Augustine either. Daytona or St Johns Town Center is best. Transportation is definitely an issue in all of Northeast Florida. There are pros and cons to anywhere you live. I think you are perfectly situated between 2 fantastic areas to explore. FYI, Flagler Beach has some good live music, you should check it out.

The whole town is a development. Section 8 housing apartments. Every piece of greenery is being taken out or housing here in the Woodlands no privacy no shade trees not a place to retire too for sure.

It is a development and will see more as most areas in Florida but there are a lot of positives for people moving here. Many people like that it is quiet and that you can get more house for the money compared to the surrounding areas.

I agree. I spend 1/2 my time in Palm Coast and it's quite nice. I love all the trails for biking and love that it isn't touristy. What is your favorite thing about the area?

Th city council and whomever is approving and responsible of such intensely fast growth in that town is pissing people off. I remember people loved living there because there weren’t very many people at all, it stayed relatively small, now this place is almost unlivable. Too many people moving to Palm Coast and they hadn’t even finished with their city center! Takes way too long to cross town because of the ridiculous traffic, so the city wanted all this growth and didn’t plan for the traffic congestion. What is wrong with these people approving of this crap? I get it, growth is important, but you’re growing a population of a town that wasn’t meant for such high growth so soon and so fast. Growth should be a goal You achieve over the course of a few decades. Not in just 5 years. I’m so sick of being around people in this town it’s unreal, most of these people are from New York or other northern states. So they drive like morons. Always on your rear end even though the roads have you go at a decent rate of speed through town. Palm coast is not worth living in right now. They need to slow it down.

@@CMichaels56 Florida definitely changed due to Covid so yes things are a bit more crowded. Indian Trails tends to be a desirable area for schools and I know a lot of families are looking in Palm Coast now for it's affordability. I don't see the area ever going back to what it was 5 years ago. There are a lot of positives though. I love all of the trails and how easy it is to just be outside.

I lived close by to where you’re at. I do agree this town is overrun by way too much growth way too soon. My parents have said in just the last 3 years traffic is out of control and takes way too long to cross town, it’s almost way too difficult to go to the beach as well. Idk about weed or the smell, I didn’t have that issue, but I will agree on everything else. I think this town needs to stop making all this growth without making sure it has the proper attention to hold that many people. Took me forever to get a low paying job because i was constantly competing with all the new people coming in. Thats just ridiculous to me.

It's definitely more of a retiree haven than family-friendly town, despite lots of families living here. They're very frustrated, but the daytime voters are retirees that want ti to stay a retirement town. Kind of caters to one life style
