I used to live in Leland many years ago and miss the area. Used to work at the old Cape Fear Dupont manufacturing plant which is no longer there

Where is home now? Dupont I think has a pretty negative reputation around here after they were caught illegally dumping into the Cape Fear 4-5 years ago.

Appreciated the cautionary note about flooding. Gaia GPS maps with the "private land" overlay is a nice resource for checking elevation of your home and who owns the properties around you. The home I'm closing on in Compass Pointe, Leland is at 65 ft, so that's comforting.

Compass Pointe sits very high elevation wise and didn't have any real issues to report after our big "100 yr storm" hurricane Florence in 2018. Congratulations on your new home!

Where should a 30 year old couple Iive in the area? Our budget is 2k rent for a 2br, or 370k purchase. I think that rules out Wilmington downtown as I have not found many vacancies there at all.

great downtown home just came to market at 622 S 5th Avenue. Downtown would be my first choice as a 30 yr old couple. There are several historic spots just outside the downtown worth considering like Carolina Place. Other options would be around the Mayfair area to have access to shopping and Wrightsville Beach or even at the southern tip of Wilmington to have easy access to Carolina Beach. Can I ask why you moved from Leland to Wilmington, and what part of Wilmington you chose? Flooding is our top concern, and we’re flying for a visit this week.

Hi Sarah, There are a lot of things that are great about Leland most of all the price of homes. However for us we felt we moved to Wilmington and wanted to establish ourselves there. Leland is just right across the river however to us it felt a bit like a bedroom community of Wilmington. The Leland side attracts a lot of retires with the master planned golf course communities and we aren't really in that part of our lives yet. Regarding flooding in Leland most all the newer communities outside flood planes both in Leland and Wilmington have faired very well in all recent hurricanes. North Carolina has the 2nd strictest hurricane building codes in the country only Florida has stricter codes. Let us know if you need any direct while in town! Jake@wilmingtonNChomes.com

What is your opinion on Snee Farms? I have scoured the internet on the HOA, as well as the neighborhood. We’re southerners that moved north years ago, and want to move closer to family. We have a camper, boat, 4 cars, dogs, kids and a very outdoorsy active lifestyle. We don’t want to live in a place full of strict rules. Young, fun family, will use all of the space, grill, have fun, and listen to music. We want the kids to ride bikes, play outside, have friends and live a young life! There’s just not enough internet info! Thanks in advance!

I just happened to look at this video.We moved to leland 2 yrs ago, right near snee farms. I'm a landscaper and do work in snee farms. Its a very nice community, lots of kids, there is an HOA. snee farms got totally flooded during florence. I also notice that it stays very wet after it rains so the drainage there is terrible. Other than that its beautiful.

Would you happen to know anything about the entry level jobs in the area that would train? Also, does Leland have any townhomes? I prefer the more rural areas, however I'm finding it difficult to locate townhomes or apartments for rent under $1,000.

What type of job are you looking for? Let me know I do have a few friends who are hiring in different industries.... A great spot to start are the city and county websites they post all currently available and a lot are entry level and would provide training. Another resource that might be helpful for work is joining “Wilmington, NC - Community” on Facebook. If you put a post up looking for a job you will get an overwhelming response!

Leland does have townhomes and apartments ...it depends what you are looking for space wise but there are several apartment complexes (hawthorne, the park at village oaks have 1 bed for about $950 and 2 bed set ups for about $1200). Unfortunately rental prices really went up here after hurricane Flo.... it will probably be temporary but a lot of rentals got damaged and the landlords with property in good condition took the opportunity to raise rents.

Thats exciting! There is some good fishing just off the highway at alligator creek and theres always really good shore fishing at Oak Island during spring and fall about 20 min from where you will be living.

What is your opinion on Southport? My wife and I have been looking to move to the Wilmington area, I looked at Leland and really like it, I have some questions, what is the crime like? And how bad are the hurricanes, we currently live in AZ, in a small town so crime isn’t really a issue, any info would be helpful, thank you

My parents actually moved from CA to Southport about 2 years after we moved to Wilmington. They love it there however it is a bit of a drive to Wilmington approximately 30 minutes if there are things that you need to be going back and forth it might be a bit much. Southport is also pretty small and very slow pace which is great for some not for others. It is big enough to have its own shopping, restaurants, grocery, hardware stores etc. We have a Southport video on our channel that has some drone footage of the area that might help give you an idea. Leland is a nice area very close to Wilmington downtown. Overall this area sits at a lower elevation than Wilmington so when the Cape Fear river crests it tends to overflow the banks in the Leland direction. That being said the well designed master planned communities such as Brunswick Forrest, Compass Pointe etc have had no real issues with flooding or major damage from any hurricanes. Crime Stats for Leland: Total crime 36% below national average Violent crime 66% below national average Property crime 31% below national average Hope this helps! Leland does have some flooding in areas in big storms or when the Cape Fear River crests it tends to go over the banks on the Brunswick county side due to elevation.

The master planned communities such as Compass Pointe and Brunswick Forrest are really nice, great amenities, we sell alot of homes in this type of community. They tend to have everything you need and a good number of best local builders have been invited to build in both Compass Pointe and Brunswick Forrest so there are some varriety of home styles and costs, whcih is nice. Many of our clients that have bought in these areas tell us they love the community but do tell us that they don't venture out and explore the city as much as they would if they were in a less all inclusive style community. Also these type of Communities due to the acreage, tend to be on the outskirts of town so you will be looking at a 15-20 minute drive to get to most things. Are you looking to retire to the area or still working?

It’s so weird having grown up in backwoods rural Leland and hearing it talked about like this. And “it’s only just starting to push for development”?!! Are you aware it’s gone from ~2k people to pushing 25k since 2000??

the problem with leland is with growth usually comes higher taxes.in 10 years u might not be able to live there and will have to take a cutt on trying to sale your house.

A bit of a double edged sword with that situation. With the growth usually appreciation of homes go hand in hand. so hopefully if taxes go up to that extent you can sale at a profit.

Very informative video. I am looking to relocate soon to the Wilmington area and am considering both Leland and Castle Hayne (River Bluffs). I will also want to work some also. How would you compare Castle Hayne to Leland with respect to housing affordability, amenities and job opportunities?

Mary Beth thank you so much for watching! Both Castle Hayne and Leland are a bit more rural compared to Wilmington which is partly due to the larger lot sized needed for septic systems. Castle Hayne has some of your basic amenities such as grocery stores gas stations etc but you will most likely be using the amenities in Wilmington if you located in Castle Hayne. Over all I would say Castle Hayne feels like an extension of Wilmington as there is really no break in houses or a natural barrier such as the Cape Fear River between Leland and Wilmington and is a very quick 15-20 minute drive to shopping in Wilmington. Leland has more available as far as its own shopping centers, restaurants and is developing additional shopping and commercial space quickly making it feel a bit more like its own city as compared to Castle Hayne. Leland is also just a 15-20 min drive to wilmington shopping and amenities. You will find you will get about the same amount of home in either area for your money. Hope this is helpful!
