Hello Brian, I have lived here for over 12 years. I would say the community is showing it's age now in a big way. Too many unkept and neglected properties. SCHOA cannot keep up and enforce all the areas. Phase 1 looks poverty stricken in most places. I do like the quiet charm and the simple Rec centers, but you have urban sprawl and more inner city poverty all around now with Youngtown and old El Mirage. The original Sun City is struggling to maintain itself. I hopes this helps others.

Think many times before moving here. The RCSC BOD is a joke. Over the past 20 years they have caused us to be 20 million in debt. Sadly I have watched restaurants, shops, grocery stores leave. It looks like one giant medical office building. Homes are falling apart especially South of Grand Avenue. A lot of rental and Air BNB's now. I don't feel safe any more. Looking to move ASAP

That amenities fee is inexpensive, I lived in a Sr community with nice amenities, paid $475 for each person living in the home. I was a care giver for my Disabled brother living with us, I also paid $475 for him. Also the property tax are the lowest, because of no school taxes in Sun City AZ

I heard there is an age qualification to buy a house in Sun City right? Can u tell me a bit more about that, please! my family has 3 members btw. About the Rec Fee, is that annual fee or a one-time fee when purchasing a house? thanks

There is not an age restriction to buy a house in Sun City, there is an age restriction to live in Sun City. Atleast one occupant has to be 55 or older. If one occupant is 55 or older then people younger than 55 can live in the home as long as they are 18 or older. The Rec Center fee is a required annual re occurring fee $525/year and that covers 2 owners. Additional occupants can pay for a membership as well if they want.

The lowest price you will find is right about $180k, that is for a 1bed 1bath 829 SQFT attached patio home. These priced homes will have a monthly HOA of around $190/month that covers all exterior of your home and water, sewer, trash. So the only separate bill you will have is the electricity. Question. You mention $525 for rec centers. I don't understand that. What are these rec centers? You don't mean HOA fees, do you? Because one of the 55+ communities stated HOA $224 and the others stated $0. So what is this recenter you're talking about?

Some may refer to the $525 annual recreation center fee as an HOA fee but it is not. This recreation center fee gives you access to all 7 recreation centers within Sun City as well as access to bowling, and discounted prices at the golf courses. If you were to purchase a patio home, gemini, or apartment style home within Sun City those will have separate monthly HOA. That HOA will manage your specific home and little community within Sun City. That HOA is for your residence and has nothing to do with the recreation centers. The single family residences within Sun City do not have an HOA, only the home styles other than single family will have that monthly HOA cost which in most cases covers the exterior maintenance of your home.

The $525 is a property assessment due to Rec Centers of Sun City. Up to 2 deeded owners may qualify to use rec centers for that fee. It's a bargain if you're active!
