Hi Steve great video detailing all the costs. I believe it is the seller that pays the agents fees. We bought recently and the estate agents fees came out of the sellers proceeds from selling the property. However we could see the breakdiwn of fees that were paid to the agent as it was transferred from our spanish bank account to the agent. This was paid from the sellers profit and we did not pay this on top of the agreed price. You have bought a lovely apartment in a beautifully maintained area for a great price😊

Hi Steve great vlog. What a difference in provenance’s. As previously commented i holidayed a lot in the villamartin area. However I settled to buy in the Andalucia province. In total over the years I have purchased and sold 4 properties and the rule of thumb is now 11% of the purchase price for cost, used to be 10%. I only mention this as an indicator for people to consider when thinking of moving to Spain as this maybe a factor for some people on a certain budget in choosing which province to live in. Solicitors here tend to charge €1500 including IVA and there is no additional fees for transfer of utilities, health and tax registration etc. you pay the notary, again on a percentage of the property purchase but comes in within the 11% of overall outlay. Thanks Steve. This is very helpful info. For the moment I'm wintering in Spain to dodge Irish weather. I might end up retiring in Spain. Would buy earlier, but prefer the Irish 'summer' to higher Spanish temps. Maybe buying is still an option with renting out during summer months. I should check that out.

I purchase 2023 in Torrevieja area, Had been renting in Punta Prima but was kind of restricted in when I arrived and when I depart due to Bookings, , could not purchase Airlines tickets until Bookings was confirmed, As I was reaching retirement , I looked around for Apartment but Prices Around Punta Prima, La Zenia, Coba Roig, Playa Flamenca, were rising rapidly, so took the Big leap and Purchased in Altos de Limonar area, So now on my 4 visit this year with Airlines, and Driving over in November for winter months, Irish winter months and myself not very good friends. Also I get cheaper flights as I can come and go as I please😊

That's very informative. The fees and taxes are higher than I expected; I thought they would be at most 10%, even when you add them to your purchase price its still a great deal for your apartment.

Definitely a very eye opening video Steve. The fees are not to the faint hearted! That said, you have found a good spot in a great location and managing to get a very suitable property bought straight for under €70k was amazing. Can I assume you are remaining in Spain as an EU citizen with an eu passport?

@@TheRamblingIrishman I too am fortunate to have dual passports and have been considering selling up to move to Andalusia. I particularly interested in moving to Ronda, but suspect that I’m priced out of that area. What I really need to do is get over there and get my boots on the ground to get a feel for the place in 2024. Until then, I’m saving money, selling the accumulation of items I’ve amassed over the years and trying to learn a wee bit of Spanish. Your videos on the move to Spain and general Rambling have been very useful indeed, thanks for sharing!

Have you looked an hour north of Alicante. Coastal towns Moraira + Javea are perfect. 15 mins inland the idyllic Spanish villages with properties at v low prices. ​@@commuterbranchline8132

You Purchased like myself though 5 real estate, and they are the only Estate agents that charge Buyers a fee, I made offer on my Apartment and told agent it includes 5 Real Estate fee, I am Happy 😊 with my Purchase 😊😊, Don't be put off by 5 real estate fee, make it clear Offer includes their Fee,😊 I would use them again if ever I decided to move but as Steve says it costs Thousands to Sell and Purchase again in Spain

I am in the middle of the process of buying a property in the Murcia area and I can already see that I am looking at about 14-15% extra costs on top of the purchase price. Your 16% is about right, and most of the amount of the costs seem to be very similar. The only cost which is cheaper in Murcia, is the transfer tax...here it is 8% and not 10%😊

The buyer paying an estate agent a ‘finders fee’ is quite rare now in Spain, or so I’m told. 5 make it cheaper for the seller by doing so, alternative estate agents would charge the seller around 6% or €6k minimum, plus tax. Much more than UK. That’s why there’s so many estate agents around! 🤑

@@TheRamblingIrishman That's true, prices are going up in Spain, l think a lot of this is because of Airbnb & apart hotel investment on the coasts. It's a huge problem for Spaniards wanting to get on the housing ladder.
