First client get plan & material specification after that fix the material quality and finally fix budget and get sq ft rate , sq ft rate based method not good for construction activity because every project, plan, location, material quality, labour rate, working area space these are separate and different, so first get a plan , take material specification and quantity after that fix the rate that is good practice for in this field

Yeah you are right bro, 1st finalize floor plan and then get structural drawing for that plan, based on those do detailed estimation and arrive out a sq.ft rate. Sq.ft rate is not a MRP rate, It vary based on projects and area.

1. No foreclosure charges applicable to customer incase customer wants to terminate the Contract. 2. Slabs agreed amount should be paid after execution of the work by engineer. Initially u can pay 30% and balance 30% and after execution 40% after your satisfied on the work complete. 3. Add Penalty fees compensation by builder Or engineer at 10% of total value paid for not completing the work on time Or timelines missed by them purely. 4. Amount should flexible as per customer convenience for making arrangements of funds for each slab and engineer responsibility for delivering the work with Quality and Right Quantity used. Note slabs should be agreed as per bank payment release to customer.

If anyone appointing any contractor for building construction, please check the history of his works. Check the quality of building which is at 3-5 age. If any cracks found, even on external or internal plastering, he is not a qualified contractor.
