Next time, when you choose tenants, you should add 1 more conditions: asking them to provide the former landlords phone numbers and you have the right to contact the former landlords about their rental histories. Don't trust what they told you. You have to confirm their stories with their former landlords. This step is very important to help to avoid the bad tenants.
每次租客有抱怨,一定要在24小時回覆,也要立刻處理,還要有記錄証明。否則上法庭很可能會輸。If the unit not live able ,landlord must pay for the hotel for tenants, until defective been correct.

You should buy wrongful eviction on your home insurance. This way the insurance company will provide attorney for your eviction.

As a real estate investor, you should always buy wrongful eviction insurance. It's very cheap but very useful. Most of the insurance payments are included wrongful eviction. Check your policy.

Hi, C.J. Sorry to hear your story. Do you have any subjection or helper to install a kitchen range hood. I need to replace the current old one but asking a lot of Chinses range hoods stores to help. I was told the Chinese style range hoods are not fit in my current kitchen. Do you know anyone can help?

我住Maryland,第一次Evict房客!經management company 每個月file in the court,法院因疫情時開時関,到今年七月已欠一年房租,租客是Kuwait 人有政府付優惠生活費和醫療費用,她們也是疫情開始就利用親租客法停止付房租! 好不客易今年八月経三次Eviction才自動緊急搬走,就是Junk Removal $2000,留下四千多元水費,我沒請律師要back rents,因他們沒工作且不是美國公民,要不到錢! 真是上了一課😮,請公司manage 的好處是他們會file eviction, 一切照規辦理,房東就出錢,等等等!
沒錯非常正確,在加州的這個 standard 房租出租的 agreement 上面它確實有寫租客有義務需要維持房子的乾淨所以如果說長霉了那可以查清楚是不是因為他們沒有清潔跟使用不當,我親身的經驗啊,那個房客呢非常的沒法講告訴房客廁所必須要通風不能緊避窗戶並且需要打掃清理,真的需要找專業的房屋出租經紀人否則我們一般的老百姓當房東確實會遇到非常多的困難
我坚持告诉我的团队硬性指标一个都不能少!是要需要解释的就不能租。宁可空置。这些年没有发生不交房租的。有的时候你急功近利了。他们就是利用你这个心理。好心害死猫!你如果坚持700分以上甚至720分以上,这个分数是个荣誉,租客自己对这个荣誉的珍惜就是你房东的一个保障。法律规定如果你没有进屋检查,三年以后如果租客不保修,租客不能把mold算在你的头上。你问什么一直进去检查房屋,你自己把自己放在不利的位置上。以后一个月不交就file the cases。不要等!还有我租过大学教授,这样的人最不能考虑。他的研究能力是你的三倍。
