Thanks..we live above flood level, so the most inconvenience we experienced was the supermarket running out of just about everything we needed for a few days..

what happens if the pilots deploys the speed brakes a couple of seconds before touch down?

it's automatic, the arm them and they won't deploy until touchdown... that's my understanding.
