Check out Ormond By The Sea. Same style/type of homes, same neighborhood feel, still close to the beach, but less busy. It’s more of a small town feel if you’re interested in the small town life

I recently moved to Ormond Beach which is close to Daytona and I love it here. You can still find something for under $200K but property prices are on the rise.

A few years ago I rented a 3 bedroom house across from the beach in Daytona. It was through HomeAway/VRBO. House was nice - Daytona is not for me - too commercial and busy, less culture and more business. This house had a nice little back yard which they had turned into an official animal sanctuary, lots of lizards, birds, etc. They had a grill and patio furniture. It was a nice experience. I preferred going up to Ormand Beach because the beach is much less crowded that walking across the street to the beach with lots of people. I remember at the time, there were many VRBO house rentals through VRBO/HomeAway.

Yes apparently a few years ago, everyone was doing and getting away with short term rentals in the area. But as of recently this year I guess, the city is cracking down and has big fines for those breaking the rules, similar to here in Miami. I like Ormond too, and would probably settle on an area like that for more tranquility as you said

I like this house hunting format with a house and price, maybe a drive thru town traffic, nearby shopping, and the beach. But I'm not jumping out of my easy chair for a basic updated house, 1 car garage for $300k+, even though that's what the market is in most of FL.

Check the zoning before renting as AirBNB. If it’s not allowed in your zone, the fines are steep.

Mike look at houses in Port Orange. People are laid back and it is still affordable Some houses are close to the beach. Also around the Villages you can get like 10 acres (house) Lady Lake and Oxford You can take the Ocala Forest road to the beach But it is about an hour 20 min Drive Daytona Beach unless you are in the right areas is very high on crime. Not so with Port Orange Daytona Beach Shores Ponce Inlet and Ormond

Yes we looked at some houses in Port Orange as well. I like a lot of the surrounding towns like Port Orange and Ormond Beach. Definitely not settled on Daytona but just seeing what's out there

I live in Daytona, close to Ormond beach , we don't have a lot of crime here, feel very safe. Once in a while you have some pretty bad murders here but where don't you? Not that bad

Nice house. Beware of crime rate, congestion from tourist seasons (bike week, college break, daytona 500, etc.) You should check with local Police for crimes in the area. Drugs, drugs, drugs. Volusia county has high taxes comparatively. Stay away from Holly Hill.

Looks nice, my house is similar but I have white terrazzo and it looks more modern. But it does get dirtier easier. But overall nice place. You think Daytona is getting revitalized? I have heard of others moving there as well. I can see people moving there as it is more affordable. Nice video overall!

I would imagine the white terrazo is tougher to keep clean. This one is that light brown shade probably harder to notice when its dirty. I felt like the area was pretty cool the whole time I was up there. I am not too familiar with it, but the time I did spend there was pretty encouraging

Thanks Stefan! That sounds awesome ! It depends on where a house like this is located. Here in Daytona Beach you could probably rent this house for $1500 a month. The same house down in Miami would cost you 3000 a month or more

Good video as always. An idea just popped into my head while watching the video. I think a video that informs watchers of your videos as to what beachside towns/cities/zip codes in Florida allow Airbnb would be extremely helpful to your viewers. I assume this would be an extensive research project that would take lots of time. I would also think you could charge for this if its a thorough list. I would definitely be willing to pay a fee for this as it would save me the time. If you charged $99 for such a thorough list i would definitely pay up for this. Since i plan on retiring in Florida in 4 years i will likely start compiling my own list but if i could pay a reasonable price for the data that would save me lots of time. Let me know you think.

The only issue I would have with that is once the list is compiled that data can change at any moment and keeping it current would probably be the bigger challenge more than putting the initial list together. These homes are grossly overpriced in this area at $300/ sf. And this whole peninsula is on septic systems that will be will be annexed in order to get appropriate sewer systems have fun trying to go to the beach when this work starts. Good luck at the next crash trying get out of these places at 300k.

I live here in Daytona Beach, moved down here permanently in 2016, from North Carolina, before that we had a second home on Orchid Island, vero beach, Sebastian area, I'd live here in Daytona hands down than any other place in Florida. We live in a water front condo and we are directly on the Halifax river which is also the intracoastal water way. We bought a year ago in December. We got this place cheap compared to other places in Florida! Ya can't beat living here ! Our real estate prices have gone up like other places but, not as high! Our condo to buy it now, would be double what we paid for it and, it's still cheap compared to most cities in Florida! Houses way cheaper than where you're at or, where our son lives on the west coast of Florida! And Ormond beach is beautiful and reasonable too. Just my 2 cents!

Yes they are mostly over priced Denis. It's pretty tough to say how long this is going to last. I think as long as the stock market is up and people are feeling like they still have money and evictions arent happening and states continue to do lockdowns and do the mask stuff then Florida is going to be at the top of the list as far as desirability is concerned. Probably for the next couple years I would imagine unless things fall apart before then

...once the “eviction moratorium” cancellation gains traction, it will free up lots of housing as the landlords (who have not been able to get rental income for well over a year) just want out of the biz and want to race to get top dollar while the market is hot.

The same can be said everywhere. It's all in how you build your resume. I do quite well and would much rather live in a port orange ormond beach over a Orlando/Jax etc..or other large cities in Florida. Quality of life is far better in my opinion. Many good jobs in the area that pay over $75k are Healthcare, legal system, real estate, financial services like CPA, engineers, etc... However, if your resume is light or you don't have a trade I do agree it can be difficult to make $17-20 an hour but it should be. Too many want to make $50k without having any type of skill.
