What’s happening with the NAR settlement? How will this effect homebuyers this fall?

Currently, the ruling is that commissions cannot be advertised on the MLS come August of this year. We aren't exactly sure how it will play out as each state will have to create its own rulings and new forms to adapt to the change. At this point, it seems sellers will decide how much they will or won't offer to a cooperating buyers agent (as they have always had the chance to do) but it just can't be shown on the MLS which means it wouldnt be shown on syndicated sites like Zillow. Agents will have to call to get confirmation of compensation prior to each showing. If a seller isn't offering comepnsation to a buyers agent and a buyer wants to use a buyer's agent, this will have to be paid by the buyer, or written into the contract as. a negotiated term for the seller to provide. One of the biggest changes will be that a buyer will not be able to tour any home without a written contract prior. It is going to be hard for a buyer to casually look without a commitment to an agent ahead of time. The biggest imapct for this fall will be that is a bit more tedious for buyers and their agents to tour the homes than it is now.

Inventory may be up from 2023 in places like Raleigh, but wasn't the inventory severely low in 2023?

It was severely low in 2023! Not nearly as low as 2022 and 2021 but it was historically low. Even with inventory improving now we are still significantly lower than pre-pandemic levels which is why I doubt we'll see downward movement in prices any time soon.
