Here is what I have seen closely Investment 1: 2008 Tukkuguda 70 lacs for 1/2 acre land; 2.5 cr in 2024 Came into dispute in 2021; Not validated by Dharani Investment 2: 2006 Bangalore Hwy 6 Lacs for 170 Yds land; 20 lacs in 2024 Rate of growth is hard Investment 3: 2018 Yapral 1 cr for 400 Yds land; 3 Cr in 2024 No Issue but no rent Investment 4: 2018 Apartment in Kondapur; 70 lacs for 2000 Sq ft 1.5 cr in 2024 No Issue; 4 lacs rent

I think Ramprasad garu is encouraging on purchasing apartments. That's fine. But please don't disencoursge on buying independent house. This is my request. Apartment is always depreciation, because sendond sale on apartments are very difficult, rather than independent house or plot.

Rentals will be low and development will be very low. By the time development is reached your building is either old or ppl have other options.

Enduku bayya.. outskirts independent house fetches very low rent, you need to pay some extra as EMI for that house & then again pay your apartment rent. Double damaka.. Finally your land appreciation in outskirts and UDS appreciation in apartment are same and as age goes higher you requirement to stay near hospital increases.. So buy a flat, stay in that till death (residual life will be minimum 40 years for any apartment) you buy at 30 & die at 70. Keep 2nd house for investment, if required
