Acquisition. Reason why is because I am a former collegiate athlete and love the fact that you can challenge yourself on how much better can you be. I’m sure it’s not too bad. I feel like as long as you’re genuinely yourself and enjoy helping people. This is definitely for you. Either or both are great careers. I want to break into commercial real estate myself and enjoy all of your content. I’ll be back in your program soon 🌍

I’m in AM. I enjoy it. It definitely feels safer and a little more steady. Pay is not as good but still pretty good. just keep working your way up. If all the properties are going well it’s like you are paid to do nothing. But 95% of my time is spent with my 3 problem children properties

Some AMs handle hold / sells & refinances; overseeing renovations / construction mgmt; & overseeing leasing driven by 3rd party landlord leasing reps or prop managers for apts / MF-duties vary per shop though. At my last shop, our acquisitions team also handled hold / sells & refinances; at my current shop (more vertically integrated), we have a separate portfolio management team who handles hold/sells & refinances. We also have a separate in-house construction mgmt (CM) team who handles renovations plus an in-house leasing team who directly handles renewals & manages 3rd party LL rep brokers for new leases. At my last shop, our prop mgmt firms also had CM expertise & handled light CM for us; for heavier “lifts”, we sometimes used other CMs. Our 3rd party LL rep brokers also handled our renewals along w/ new leases. what i've seen and heard of in my market is that a lot of AMs were laid off and the acquisitions associates replaced those roles in a downturn with less deal volume. this allows the firms to retain their acquisitions team and jump back into investment/acquisitions mode once the downturn is over. do you think that's true everywhere? or on a firm by firm basis?

Amazing video, A friend of mine referred me to a financial adviser sometime ago and we got talking about investment and money. I started investing with $120k and in the first 2 months , my portfolio was reading $274,800. Crazy right!, I decided to reinvest my profit and gets more interesting. For over a year we have been working together making consistent profit just bought my second home 2 weeks ago and care for my family..

I’ve been forced to find additional sources of income as I got retrenched. I barely have time to continue trading and watch my investments since I had my second daughter. Do you think I should take a break for a while from the market and focus on other things or return whenever I have free time or is it a continuous process? Thanks...

Is this a good time to buy stocks/crypto in the Europe? I know everyone is saying stocks are at a discount and all, but just how long will It take for us to recover, obviously there are strategies to manoeuvre in this present market but these strategies doesn't come common to the average folk, or am I better off putting my money elsewhere.

@Rose Allen I agree, that's the more reason I prefer my day to day investment decisions being guided by an inv-coach, seeing that their entire skillset is built around short & long term holdings for profit realisation, coupled with the exclusive analysis they possess, it's near impossible to not out-perform. I've been investing with a coach literally for 4years, and have accrued approx. $1.4m in net-profits thus far.

Acquisitions has peaked my interest as of late. I enjoy analyzing and comparing past data and forecasting how decisions in the present will affect the future. Question, I want to begin taking the course work provided in the Break into CRE but I’m wondering what specific courses would you recommend to someone who is looking to get the first acquisitions role? Or should one go through all 120 hrs provided? Thanks in advance!

@@SamFister22 Development is similar to acquisitions in that you may “acquire land”, but developing / constructing the property & leasing it is similar in a way to how asset managers lead the renovation, build-out of spaces, & lease-up of the property.

Hey Justin! I wanted to know which of your courses would you highly recommend for an Asset management position. I know all of them are super helpful but if you had to pick top 5 for asset management. I would also love to know more about personality types in asset management. (side note: I took a mcquire personality test and my MSRE advisor believes I would do good in asset management, i got the generalist personality- not sure what that means yet but I would love to explore)

Justin, great video! I’m currently interning in AM but my interests align with acquisitions. With myself graduating in the spring, should I stay in AM or go for what I truly want to do? Given our current economic environment.

I'm a big fan of going for what you want, especially early on in your career. You can run a dual track and apply for both acquisitions and AM roles to hedge your bets given current market conditions, but the earlier you get on the acquisitions track, the more quickly you can progress doing what you really want to be doing. @Jordan the current economic challenges suck, but they won’t last forever. Plus, if you can learn how to create value during a bad market, think about what you will be able to do during good times. Go for what you want.

I am an Acquisition manager in industrial, the investors are frozen at moment, nobody is willing to underwrite the deals we brought. Should I look for a different job? Am I at risk? There is a 1% vacancy in the market, so every new building gets rented even now right away, so there will be demand to develop new warehouses. What should I do?
