Hey, if someone wants to buy a new home to you take them on showings first before having a sit down with them to discuss their needs and to sign on with you?

Good question... No. I always discuss needs, wants and expectations first so that we're all on the same page.

Hello, I am currently living in Toronto Ontario and I am saving to move to Vancouver later this year to pursue my dream of being a real estate agent there. How has the pandemic affected you as a real estate agent thus far and what is something you wish you knew before you became a real estate agent in Vancouver? :)

Thanks for watching and reaching out. I guess my first question is: are you planning the move regardless of becoming an agent or are you moving because you want to be an agent here specifically? Just curious really. The pandemic affected things for me, primarily in terms of showings. Masks and sanitizer, some sellers required gloves, no overlapped showings, etc. I don't necessarily see those as pros or cons, just matter of fact. Probably the one thing that would have been good to know before getting into real estate, is how long it could likely take before seeing a paycheck. For me, I made my first sale within the first 2 months, but because you get paid when it "closes" (title/money changing hands), I didn't actually see a paycheck for 6 months. For this reason, it is important to have reserves on hand or another source of income. Any other questions or desire to brainstorm, feel free to reach out.

@@derekthornton Thank you for the prompt response! My dream is definitely to become a Real Estate agent and furthermore invest in income properties. For the longest time I only thought of Toronto and the GTA as that’s where about I’m from though I’ve since come to want to live in Vancouver for many reasons. I’m reaching out because I wanted an expert opinion on if you think Vancouver is the place to start your real estate career in BC or if perhaps some where else in BC has a better Market? Also what tips would you have a new agent in Vancouver looking to make that first sale / find the right brokerage for them?

Hi Derek, great video! I’m in my fourth year university looking to start a career in RE. I was wondering if it is necessary to have connections in order to stand a chance and be a successful real estate agent in BC? Thanks!

Thanks for the question and congratulations on almost being done at university. While having connections will always help, regardless of your chosen profession, they are not a prerequisite to success in real estate. That said, you can't wait for the phone to ring, you need to put yourself out there. The more people you meet and build a relationship with, the odds of succeeding are increased. Hola! Thanks for watching...on a daily basis, I drive a Nissan Leaf (electric)... However, on this particular day, I was driving a diesel VW due to the distance I knew I would be driving.

Hi there I have just finished college in ireland and I studied auctioneering real estate and valuations for 3 years and have thought about moving to Vancouver for a year or two to get some additional experience…. I was just wondering are all estate agents on purely commission or is there a salary involved too?

First off, congratulations on finishing college. It's exciting to think you may move to Vancouver for a bit. All agents here are commission-based only. There may be the odd circumstance (team member, managing broker, etc.) where a small salary is involved, but definitely the exception and not the rule.

Hello, when completing your real estate licensing, how hard is it to find a brokerage to be licensed under? Also, on average, how much do brokers take from their real estate agents? And generally, is this amount the same across most brokerage?

Thanks for watching and thanks for writing, I appreciate it. When completing your licensing, I personally did not find it difficult to find a brokerage to work under. However, I would suggest not waiting until you are licensed to look. Start reaching out as soon as you start the course, talk to agents you might already know (maybe a friend recently bought/sold and can help facilitate a coffee with their agent to ask questions), etc. There is no average regarding how much brokerages take, they each have their own business models. Hi there, I am taking my Real Estate trading services exam in june, I also have a brokerage that will offer me employment while im in my applied practice course (with temporary license) I am just wondering if you have any advice for someone starting out, or any resources that can help one excell in sales, and building up a large clientele. Any information is appreciated, great video as well!

Welcome to the profession, it's a fun one. Definitely start by being a sponge. Soak up any/all information and advice you can. Don't keep your new profession a secret, but don't let it lead every conversation either. Happy to have a chat with you anytime if you'd like to discuss further.
