I absolutely love the content..I watch your videos over and over. They are very helpful although it can be a bit confusing when you give details on facts irrelevant to everyone, I'm studying for the MD exam..not Nebraska. LOL

Thank you.... All videos under the Principles & Practice or Exam Prep Playlist are not specific to anyone one state but to the national exam. The irrelevent stuff is for context. :o) Thanks for leaving a comment. Best of luck on the MD Exam! You will crush it!

Radon comes predominantly from rocky ledge- Granite - Arizona is a desert Nebraska is a plain reason they get better tests- IF in soil it would not discriminate to mountains locations - east coast is mountainous with houses built on literal rock ledges they get the worst radon tests- New Hampshire (the granite State) it’s real bad

In the scenario; The seller did not provide the buyer the property disclosure forms, and insist in sell without it just as is. The buyer conducted a home inspection and a latent asbestos defect were found. Alternatives given were to request a discount to the seller to correct defect, another was to buy the property as is. Buyer be responsible for correct the deficIency. Cancel purchase. Your expertise and knowledge on this situation. Thanks in advance!
@TheRealEstateClassroom2 жыл бұрын
This varies state by state BUT property disclosures are mandated by law. So, offering a home for sale "as-is" does not relieve a seller from providing the disclosure. Certainly, if issues are disclovered the buyer and seller may negotiate an alternative purchase price and let the buyer resolve the issue but most lenders won't allow that. A buyer's ability to cancel the contract also varies from state to state and in accordance with what type of contingencies are in the purchase offer.
@abbyynorman28742 жыл бұрын
@@TheRealEstateClassroom there is no disclosure for Asbeatos mold or radon only leadits the buyers responsibility to test or inspect asbestos mold or radon- it’s on mandatory disclosure so answer is buyer responsible for deficiency

I had a question that went soMething like this, what is a lot with hazardous material/waste. The answers I remember they was ( not in order but) A. Greenish B. Brownish C. Blackish D. Greyish Idk if I ask the question right but the answer I remember well. So with that information can you tell what this was even about. I looked my National book all over and can’t find it??? I hope someone knows. Thanks for all the help. I needed 4 points to pass so hopefully I will pass next time.
