Thank You Tiffany for this short video, it was quite informative. I shared it with my 3 children who are 30, 29,and 28 years old. They are renting their own apartments right now in the Maryland area. Maryland has one of the highest closing cost in America. My wife and I had been really trying to get them to consider buying instead of renting but the cost is ridiculous. Please do more of this information. Oh I did subscribe to your channel. Thanks Again🙂

Have them talk with a loan officer. They may have a cheaper mortgage than they are paying in rent!

@@TheRealEstateLawyer You know Tiffany on 2nd thought my wife and I have met with realtors with our oldest who is 30 and our youngest who is 28. I guess what I meant to say is not only the closing cost is ridiculously high here in Maryland but also the pricing cost of the houses. I do understand that this is happening across America. So can I ask or suggest maybe you would share what’s going on in the pricing cost of these houses from your stand point. First time home buyers are basically priced out of the market. In times past you were able to purchase HUD properties for fist time buyers at a fair to moderate low cost. But now they are priced at market value. Would love to hear your KZbin perspective on that. Thanks Again🙂

Hi Tiffany, question please. We were in an email thread between all parties (loan officer, attorneys, etc) and a document named "title bill" was shared. This was not directly to us but we saw on it a section "Total Buyers Expenses / Recording" with a total dollar amount next to it on the same line. When we got the closing disclosure we didn't see line for line the itemized details from the "title bill" this left us wondering if we need to pay this out of pocket? Is there a separate bill/cost outside of closing costs?

It all depends on where you are at in the process and what the contract says. I’d recommend chatting with a real estate attorney in your state.

I think one question lots of real estate investors have right now is whether or not it’s really advantageous to start an LLC. The pros and cons and if it really shields a landlord from liability. That’d be a really helpful video coming from an attorney.

Hi Luke! My marketing director responded originally so I wanted to take a second to answer your question substantively. I generally explain to clients that a lender can only collect so much money for the escrow account, and if the calculations used in that section resulted in the lender collecting more than what is allowed, the aggregate adjustment is a credit back to the buyer for the overage. I don’t usually get into the RESPA part because people start to get glassy-eyed at that point. 😂

Why did you leave out the most expensive closing cost??? Realtors get 5-6% for selling a property the buyer the most likely found online without them ahead of time.

Well the buyer doesn’t pay the commission, the seller does. And I’ve watched realtors save hundreds of thousands of dollars for both parties to make sure things are done on time and accurate.

If section B has a title insurance fee that insures the title against liens and the like, why would there be a title search fee on section C? Why not just reach out to the title insurer and confirm no liens or claims have been placed on that title?

Title insurance is required for all mortgage transactions. This protects the Title company from mistakes. Title search fee is the fee for the person looking up for previous liens. Why not pay them for their service?

@@michaelnguyen3461 When I insure my car I don’t pay an additional fee for driving record check. I agree everyone should get paid for their services but it seems some of those services aren’t needed. Shouldn’t the insurer research what they’re insuring?

@@michaelnguyen3461 I don’t want that, especially if I’m paying for it. That’s why I ask. Why pay for a search AND insurance. Shouldn’t the company doing the search employ competent people? If I’m a builder I would not ask you to insure a project I’m working on. If I doubt the ability of my workers or just want extra security I should insure against that, not you. It’s like asking patient to pay for a dr’s malpractice insurance. And I’m not being facetious about it, I really want to understand the logic behind it.
