Bought a small house to live in. In 2014, ended up renting out one of the rooms as a furnished Airbnb, few years later moved to a new house and rented out the entire old house as Airbnb. Transitioned it to a long term rental during Covid and bought a second to rent out.

I’m a general contractor, this is gold. This is perfect advice. Although a good, honest contractor could save you money and headaches as long as he has a good pick up/labor crew and a good relationship with his/her subs. My subs will always give me a better rate than a homeowner because I keep them busy and recommend them to everyone. This is a great video 👍

Love the video. Bought my first home that looked horrible on the inside and was a foreclosure. During the first year I did cosmetic improvements myself and refreshed the yard. Just sold after 4 years and made a $65k profit.

Another great factor that I like to mention about purchasing a new home construction 🏡 is being able to get “momentum pricing” when you purchase early on when the neighborhood first starts out so you close with instant equity. For people that are renting. You just need to get in the door in order to achieve homeownership and start paying towards something rather than throwing your money into a 🔥 pit. Your a beast Kevin!

I’ve been watching since 2018. My fiancé and I bought in 2019 with 5% down (10kish) on a 400k property 4 bed 3 bath. House hacked 3 rooms and just refinanced with 75k equity! I’m in SoCal as well! I literally referenced videos you made in the past when people ask me how I did it! It’s risky of course (we went through 3 roommates so far) but demand for rooms haven’t been an issue yet.

Sup Kevin, I just closed on new construction on Tuesday! We got in on 2nd lots being sold at a base price of 380k for a 5/2.5, wife choose floors, white granite countertops on white solid wood cabinets, fireplace, extended back patio etc, came out to 416k. I talked to seller agent now 6 months later - base price is now 417k starting!!!! So yeah we were appraised at 430k out the gate moving in this weekend, and selling our old 3/2 :-) Pretty exciting! Nice to see some re vids,

Welcome to home ownership. Just need to make the next leap to real estate investor. Get you looking at assets instead of liabilities. It sounds like you had a rough rooad. If something happened to you tomorrow and you couldn't work .. would your "assets" make you money or cost you money "liability"

Realtor here. In my market we've got so many cash buyers and inventory is so low that even if you've been pre-qualified for a loan, you probably won't win a bidding war vs the cash buyers. Most homes are also selling for over asking price. Your lender won't give you more money that they think a house is worth, so unless you've got a pile of extra cash you won't be able to bid over the asking price. Lousy time to be a buyer, great time to be a seller. Lousy time to be a Realtor as well, yes homes are selling very quickly but there's very little inventory.

@@tyrantula767 I agree completely, I usually flip a house or two each year. I haven't been able to find any great deals for myself in over a year. It's all about supply and demand. Low inventory, high demand means prices are going up up up, till they aren't any longer. At some point we'll have a balanced market and then it could easily swing back into a buyers market, but that may take a few years.

Same here, i made an offer of 570k on a house worth 650k a month ago and it ended up selling for 590k, which was really unfortunate. Especially, since i planned on paying more, since it was just an entry offer. With some relatively cheap renovation i could probably have moved up the value to about 700k -.- But more opportunities always come. Just stay positive and constantly be on the lookout for new opportunities, since they don't just fall into your hands :)

Here in KS I got a “first time home buyers loan.” This let me only pay $500 for closing costs to move into a new home where I pay less a month than I ever have renting. Anyone can do it! And the worst part of the entire process was the waiting game, I didn’t even own a credit card before this process and I was accepted!

Buying my first home this year. 4 bedroom 2 bath. Will be renting 2 rooms out that will cover my entire mortgage. I’ll just be paying the utilities. About 500-400 a month. Plan on investing all that and buying another home in about 4 more years

Yes you can start by paying 3% or 5% down payment, however the moment you buy the home you will also have to pay the mortgage every month. This will eat away any potential profit you will make if you are able to sell the home. This also require consistent and reliable source of income while you are fixing and looking for buyers.

Well said. Plus, the houses are overpriced in SoCal. Once the forbearance for home mortgages goes away, watch people lose their houses (foreclosures) left and right. No way people are going to have a large lump sum of cash by the end of their forbearance so they can pay all the months they didn't pay during the pandemic in full.

Quick money in housing always brings in the lazy people looking for an easy payday. Videos like these make them think it is so easy. Most of them lose everything and then come crying for bailouts and cry about how it isn't fair waah wahhh wahhhh. Leveraging real estate works for 1 in 1000. It works well for a few but most FAIL.

Real estate investment is one of the easiest ways for “average joes” to become wealthy, after they’ve come up with the bare minimum capital needed in their market (critical to have reserve money too) I personally know people who have very minimal business acumen, practically don’t know shit, and still did better off parking their money in real estate for the last 15 years vs. literally anything else they had the knowledge/temperament to ever do

Looking twice a day is a game changer. It’s been about 6 months, and in a zip code that my property is in, I can see the bed/ba count and can almost predict the price/rents for it. If it’s overpriced, or underpriced I’m usually close at this point.

This is a fantastic video. You made great points about current comps. I’m looking to buy my first home and constantly looking back at prices last year, well that’s just not realistic and isn’t reality. This has also motivated me to potentially put less than 20% down I was dead set on that and have saved enough to do so. Thing is if I don’t put 20% I could potentially get another SFH and rent it out.

In 2016 I got into real estate buying land. At the time and still today my credit was horrible to non existent. I purchased a vacant lot in the "hood". I saw early signs of gentrification where most didn't. I bought thru owner finance with $0 down. Sure the interest was high at 15% but the upside I have heard time and time again made me go for it. Almost 5 yrs later the area has been up and coming with new construction. The lot I purchased for 70k is as of 2021 valued at about 250k. I have gotten offered 175k cash. I intent to build next year taking me well into a minimum 300k valuation. From there the equity like Kevin says we'll take me further. Not bad for 0 down.

I bought a primary home after I moved to a job, knowing that I probably won't be staying there for more than a couple of years. Everyone says "don't buy, rent if you are not staying long". Got a physician loan, 10% down, no pmi, and bought the property at 350k in 2019. Now i left and I selling the property, and under contract for 500k. I was a bit lucky but man real estate can be nice 👌
