But NFT doesn’t transfer legal title. That’s the risk. If you obscure that fact, then you are exploiting the unsuspecting.

I think that is open for interpretation. Legal title is transferred within the smart contract, and can be coded directly into the NFT. An interesting plot twist is title owner re-files statutory deed into Common Law deed ie allodial title. Government approval need not apply.

If the NFT is sold, would it still go through escrow? If it didn't go through escrow, how would the new owner know any of the liens, easements, property lines, restrictions, and etc?

I was just thinking if you wanted to do upgrades on a property you could sell micro shares of the NFT associated with it to generate the funding and once the renovations are complete value will be added to the house and each micro share of NFT. Or am I totally off.

It all depends what the nft contains and how property is transferred in your loal.

Yeah, you can add yield to an apartment by fractionalizing it (ERC20), then paying off staking rewards (dividends) to token holders when you rent it out through Airbnb. And the ownership of the place itself can be transferable as an NFT.

Kinda dumb idea to create the token on ethereum platform, the transaction fees is ridiculous high. why can't create a token on xrpl? much2 more cheap.
