Pakistan needs industries, Goods and services to boost economy (export etc). My dad told me once that if we buy a house with whole of our savings how we will run our buisness and earn lively hood. So it is important for Pakistan to realise that having big houses and lawns in it are not required to strengthen our econmy. Investor should focus on Industry , goods and services rather to go for short cut like real estate. my sympathies with oversease Pakistanis.

As an overseas Pakistani, 2021 was my last visit to a dealers office - I am done with 2-numbri of dealers , now I will invest only in the country where I live in , business or property whatever it will be, I will trust myself rather than a dealer. We overseas have made housing market a burning hell for common people of Pakistan, we were used by dealers & builders, we should buy only what we need, nothing more, we should use other savings for establishing businesses where we actually live.

Property prices don't get crashed ever, it gets stagnant periodically only, and and will upsurge after some time. Now the graph will genuinely go up, keeping many factors in consideration; like fbr steps, good infrastructure development, Naya Pakistan housing scheme, and the capital flow in the coming years for industrial upliftment. West Lahore schemes like Al Noor Orchard and Al Jalil will particularly go up along with LSC. The shahdra morr and the sagian bridge and road will be renovated and expanded with about 5-6 billions.

Prices do get crashed in all markets. In property last crash was 2005 as mentioned in video. I remember that time as few of my friends made lot of money in that boom before crash.

We need export surplus to produce. Investment in real estate is a DEAD investment which should be discouraged rather Housing should be taken as minimum need for survival with low cost housing options. Export Oriented Industry must be given Tax Inventives which will bring FX into the country to pay off foreign debt and will create jobs. Baloon Pumping in Real Estate is not a real Development and thats how Country is going into the hell of foreign debt of Billion Dollars

Rupee value is getting depriciated... means not only it will take higher amount to buy goods from outside Pakistan, but worst part is even local products prices have been increased dramatically... so where does this profit of property go? Your analysis are generally good. lekin bhuat aham point jo aapne totally miss krdia wo International property prices hayn.. jab bhi dunya mein crash ata hay Pak mein bhi uska asaar zrur ata hay like 2008.. Is wqt China mein property ka shadeed crash start hochuka hay, Ager US property market ko follow karein tu wo bhi peak per hayn aur yhi expected hay k crash is coming... ager aisa huta hay tu crash here is imminent.. abhi stuck hayn prices aur there is absolutely no indication kay uper jaanay ka koi reason hay.. more inflation, less buying power
