If you want to buy rental units, you’ll have to develop some entrepreneurial skills. But what if you find yourself in the W2 world, wanting to break out and work for yourself, building wealth through real estate? That’s exactly how today’s guest felt.
After years of being in and out of the prison system, Sterling Shrout needed a change. His whole life he considered himself a “bad employee” until he finally realized he wasn’t meant to be an employee, so he turned to real estate.
He began by listening to The BiggerPockets Podcast and any other educational material he could find. From there, he became hooked on the idea of creating opportunity and building capital through self-employment. Besides owning his own home, something he never thought he would do, Sterling has now closed on ten doors in less than two years!

I LOVE episodes like this. I have gone through minor things within the legal system and it's nice to see that no matter your background, that you can achieve much! I think anyone can do real estate, it is all in how bad do you want it. Sterling shows us that with literally nothing, NOTHING, that you can have units and succeed. So NO ONE has an excuse! Thanks so much Sterling! You're such a great example and this gives me so much hope for the future. Would love to follow your journey on Instagram or whatever social media you have. :D

Always good to see! I dropped out of the 9th grade... Made it through the great recession and now am thriving with 100 units... Completely finanicially free and love seeing ither come from nothongvto achieve success. More than ever... Now is the time to do the work... Learn and position yourself for the next dip...

I can relate on some levels, it's way harder than most can probably understand. Changing your life and meeting new people that you don't know if you have things in common with or not..I'm kindof there now and i have a family to take careof also and bring along with me after 25+ years of low income, using with using friends and family. It's a mountain for sure

Your right there’s not a lot of people to look up to but now there’s you..!!!! So thank you .!!! For real 4 real I’m almost in the exact same point as you you were first starting off I’m sober have the same past charges I’ve saved up a little more than you first had I’m working on my credit and have been looking for a multiple family home or house hack do to the fact I need to move like asap so any advice is welcomed

Hey Noel! Thanks! The biggest thing I would say is hang out with the people doing things you want to do. Get your habits in place that are going to carry you when stuff gets hard and sucks. How did you get any loans for these properties without a w2 position and strong financial situation ?

Both were personal loans, against equity through existing relationships.. Promissory notes basically. One was against sweat equity I created first by putting in significant time, the other against a deal I put under contract that had significant value add potential.

27:40 Seller was going to a tax foreclosure? So the seller was behind on payments? Did you have to catchup on the payments in arrears? Something I’m missing here. $20,000 or $25,000 was purchase price ?

Toward the end of the show it seemed like the answer Ashley gave was kind of the opposite of what Tony said, which was about the refinance cash out is likely more than what someone could get for on a regular home equity line of credit(heloc)..but Ashley said the HELOC can usually give more cash out funds like 85%-95% out, and the cash out refi can give 80% cashout which makes sense... But I think the heloc does allow more funds out, I believe I've heard that before which is good if someone needs a little more cash out of their equity.. I'm considering a heloc soon too for more props.. I appreciate this podcast for sure though.

Be careful of HELOC. I just found out yesterday they are adjustable rates. Not a fixed one! Hope this helped!

@@shawnmurphy4814 Yap! HELOC is a fastest way to get into financial trouble quick if one is not careful. It's not only adjustable rates but the bank can call on the note at anytime.

the equity he has will serve as a down payment- if he did not have one originally...... and hopefully is 20% of the value- so he could avoid P.M.I. insurance, which home owners/buyers will be forced to pay if they do not put the 20% minimum down.
