I rarely ever comment on youtube videos but wow, this lit a fire in me. I'm 24, making significantly more than what he started with to fund his investing yet I'm here thinking about all the barriers I've yet to go through. I feel grateful to have come across this episode. This may be the most that someone has ever motivated me. Such an inspiring story. I’m on the verge on jumping onboard with my real estate journey. I bought my single family home about 2 years. It has an a large unfinished section (4 bed 3 bath). Went in with 20% bought at 640k. Currently appraised at 780k. It’s going to need about 300k to finish (I already have blueprints). I want to convert it to a 2 family. It’s so large it doesn’t make sense keeping it a single family home. The zoning allows it with a special permit but I’ve never gone through the process. Im currently sitting at 150k that I can invest in this. I have a close friend who is willing to help me with the other half at no interest. Im planning on getting it done and then cash out refinancing 200k. Return his money and use 50k on a deal. Since this us my first time I’m a bit overwhelmed with the project. I just know that if I get this done it will be cash flowing like crazy. I live 35 min out from Boston. Any tips, thoughts ideas would be appreciated

Yes I ge young 🙂 🌱 veterans mostly look at their cars in the Parking lot as opposed to driving it very much because they are also broke , because they have to pay the car note, insurance ECT & their money is spent up on other choices so there's not enough money to last through the month to even drive the car all month. It's a bad choice that's being made daily and yearly by the veterans when this mind set & example of a different way of financial choices could change each veterans life at a young age. This should be shared & taught more widely for young people to be helped, educated and to know they aren't as limited as some people claim. You could use knowledge wisdom and 💪 muscle what you read, hear, chose to pursue - really prosper into financial power & security you never knew!! You guys & ladies letting folks know they could do some things to position ones self at a young 🙂🌱 or older age, as a veteran or a civilian like Jabbar, who is such a great enthusiastic , determine young man & guest!! Thanks for this ☺️ 🌱 young veterans story and excitement and accomplishments he has shared and for other great guest on your show that I love to learn from💝😘!!! Since you have to live in the property legally for a year, how did you rent out ALL the rooms and cashflow so much ? What was the work around that

All you have to do is list them on Craigslist, or even better, AirBnb. You can also give it over to a property mgmt company to do all of that for a fee, but I think the 1st two options are a more straightforward and simpler option at that level for most people. But I believe what he said was that since he was going to be away, he got his friend to do it for him, kind of like a property mgmt company, likely for a small fee.

He slept on a futon and he's in the military so, he Is on assignment alot. The bank is not looking at who you rent to after you close so there is no work around. You just have to live there and do what you are comfortable with. Some do Airbnb, some rent rooms longterm, and some may live in basement while renting/sharing the property with their tenants.

His hustle, passion and desires are admirable. But all the debt is unappealing and burdensome. I’m sure there’s another way. More property does not automatically mean more money. If the properties are not paid off you have a negative net worth. Doesn’t make good financial sense.

You have to figure out what you can reasonably afford monthly after food, utilities, etc. Then you can talk to a realtor and then lender/ mortgage broker or credit union. Get pre-approved based on your income or partner with someone you trust. Find a 2 or 3 unit building and then buy it and rent out 2 units and live in one unit. Or buy a house and airbnb the other bedrooms your not in. Or buy near a college or university and rent our rooms to college students. Give them leases so they still have it in writing as a contract. The other way to do this is to find people who are not selling but are absentee owners ask if you can buy it on a land contract and pay them monthly. This is called seller financing. You do most of the work but will have a great property with alittle guidance. Pace Morby on KZbin explains this the best.

I mentioned at the end that you have reserves in place to mitigate those risk. Plus the type of asset you buy and the location puts further mitigation on that risk

A very smart young man, Jabbar Adessda ! My cousin went into the Marine corps., He doesn't quite have the drive of this young man, but he does very well after he retired from the Marine Corps.. When he was in the Marine corps., he made his "MOS" Procurement ! So, when he retired, he quickly got a job that paid him $100K per year, Now, my cousin works mostly from home, but he makes $268k per year, working mostly from home ! He went to school in the Marine Corps. and got the needed Warrants while he was in there. The main point is that, No One should leave the Marine Corps., to only later come out as a Homeless Veteran ! It should never happen ! Sadly, it sometimes does. I started writing this to make the point that there are 3,243 counties or county equivalents in the USA. Many of these counties have Tax Lien Houses available for sale, I wonder has Jabbar ever looked at these as possible investment options ? I researched a $400k House in Phoenix, AZ., There was a $22k, 3 year Unpaid Tax Lien on the House, so; By paying $22k tax Bill, someone could've gotten a $400k Valued House for $22,000.00 Dollars ! So, $22k could have purchased $400k in Value ! There is a web-site for these properties !
