Brandon, There's about to be a surge of homes coming to the market. There's been so much governmental interference delaying foreclose and now, these people need to sell. I just listed 3 homes in the last 2 weeks and my first interaction with all these people included an in depth conversation about your "I don't wanna sell my house." They're on the market right now, plus plenty more coming. And it's been a crazy drought.

But demand is low because of interest rates and affordability. Also, in Florida you need to factor in hurricanes and insurance problems.

You speak the Truth 100%. Realtors and anyone involved with making profit off of selling or buying a house is lying. They are all deeply afraid. Search the number of realtors from 2018 to current they are leaving in floods. My realtor is begging me to buy lol. Houses are artifically inflated 50% in expensive areas. State / Fed loves this because they are hiking taxes up while they can. Banks, realtors, appraisal companies, insurance, and appraisals are all corrupt and greedy. Who is buying a $600,000 1940s original house that needs $200k to update for 7% interest rates lol. Only a realtor and investment banker will tell you otherwise. Wait for it. The housing market is slowly crashing. Take notice of the actual economy. Incomes did not increase 50%. People ran for work from home careers because they value their personal life greater than any employer. I do believe we will see a major recession that could cripple our country.

I agree with you that we won’t see a crash - without some black swan event - the math just don’t math However, there is a segment that you didn’t account for And when you do - it would drop your shortfall number - not trying to be morbid - but you left out the millions of homeowners who will no longer need house because they will die - just a reality that needs to be factored in - and sadly it is a large number too

Great use of demographics. Bidenomic unemployment is increasing supply now, but in the next 4 years, oil and manufacturing jobs should keep homes off market. Especially with golden handcuff rates below 3%. In fact, if brics crashes the dollar, we should see home prices sky rocket with inflation. The only hope of lower home prices is if the new city building projects take off on federal land.

Housing has the most market interference. Even republicans who preach against communism supposedly don’t care when it comes to housing. They’ve trained the people and builders to form trusts and wait for or lobby for stimulus. No one acts on their own and if you try to someone doesn’t like it. I don’t know who but it’s operated like it’s a union. If you work while the main group isn’t they try to mess with you. The my sued realtors for antitrust stuff. It’s more than that. That was just real estate lawyers controlling everything trying to get rid of the real estate companies. The whole thing is a monopoly. Unless you have many smaller companies starting construction project at more natural and random times instead of needing some politician with a golden shovel it’s never going to be good.
