The demos are most likely scratch tracks with everyone in the room, then they take it in turns to perfect the part in a studio to give you a perfectly polish studio track

People might dislike what Im about to say, but I think John Frusciante's Guitar playing from this time, specially in this demo, is very similar to Josh Klinghoffer way of playing in the Im With You era, like not in a melodic way, dont know how to explain
