I'm an agent in Austin AND work for Redfin. It's pretty bad out here in Austin. Investment property at 8.1%, just closed one today, client had 7% rate (locked in 1 month ago), did a 2-1 buy down which helped. Sellers are willing to give a lot at the moment. One seller is giving 15K in concessions on a 20K under sales price. Sellers are still being unreasonable as well. So buyers coming in too low, sellers listing too high, along with market and economic conditions it's a mess! Love your videos and perspective.

This happened with the 2004 housing boom - home prices were greatly inflated, meaning people couldn't sell later because they owed more on the house than they could sell for. I know quite a few people who bought then, thinking they were making a good investment to sell later, but it's taken until the COVID housing boom for the prices to come back to those original amounts.

To balance out your real estate holdings, I suggest investing in equities. If you're cautious, even the worst recessions can present fantastic buying opportunities. Additionally, volatility can produce fantastic short-term purchase and sell opportunities. This is not financial advise, but you should buy immediately away because money isn't king right now!

The issue is that either the renter or the owner must in some way pay insurance and property taxes if they want a "permanent roof" with utilities like electricity, gas and water. Because of this, many people-at least in California, where I currently reside-are living in tents. No taxes, rent, mortgages, or insurance. The number of people who tell me they live in their car that I meet amazes me. Its crazy out here!

It's a zero-sum game, but keep this advice in mind: spend wisely, invest wisely, and diversify your holdings so that when one performs poorly, the others do as well. This can be accomplished by hiring a knowledgeable specialist whose platform provides a wide range of investment options. By doing so, you leave little room for regrets and may even gain more.

I'm a recently retired 30 year veteran full time real estate broker. Warning: When rates rise to this nosebleed level (especially given the nosebleed PRICES) there is a HUGE risk of buying at this point in the market. If you buy you are committed to the rate you sign up for. So when Prices fall (as they are falling across the nation), you can find that you will LIKELY owe, as time grinds down, more than your home is worth. That's an agonizing trap. So that if you must sell, you must bring cash at closing to pay (make up) the difference in the amount you owe and the amount the buyer brings to closing. SELLERS BEWARE! You Might be paying a low interest mortgage. Good for you. But be aware of market priced in your neighborhood. In this kind of market prices can DROP FAST! If prices drop below what you owe, think carefully about your financial circumstances.

Low inventory is the best thing that could happen right now! The builders will start to finally build more and then when the bubble pops and recession kicks off a flood of existing homes will go on the market which will set up unbelievably low prices for new and existing homes!

I don't agree. Builders aren't building more for two reasons. 1. They're making a ton. No reason to overbuild. 2. Cost doesn't incentivize any of them to aim for lower margin construction. Asking a real estate agent whether you should buy a home right now is like to asking an alcoholic whether they think you should have a drink lol. Homes in my neighborhood that cost around $450k in sales in 2019 are now going for $800 to $950k. Every seller in my neighborhood is currently making a $350k profit. Simply unreal. In all honesty, deflation is what we require. The only other option is for many people to go bankrupt, which would also be bad for the economy. That is the only way to return to normal.

The incentives largely exist only with the largest builders. Most of these builders have a national footprint, but there are large portions of the (metro) country that they don’t serve. So, Lennar’s actions mean nothing to most of us in the Plains, e.g. Scale means everything to these builders. Redfin does a great job telling it like it is out there. The fed will overcook and overreact with cuts. They panicked into hikes; they likely will panic out of their “higher for longer” stance.

I've owned 2 homes and rented before the first one and rented after the first one and then rented after the second one and I always had more money when renting. I'll rent forever. Homeowner ship is for status or room, definitely not for financial gain IMO. I've made a ton more money using the down payment investing in the stock market. getting in and out and actually shorting the stock market.

The house was leaning (think tower of Pisa) water was pouring in the windows during any storm. Couldn’t close the doors, in doors or out. All thanks to faulty builder, a dirty inspector, and being “young” and not in town when the house was built. There’s so much more. I’m still traumatized. Oh the horrors. Needless to say I gave it up and stayed at my brothers house for a few months. Newly built subdivision in Florida. I stopped by a neighbors yard due to their beautiful landscaping and the horrors she told me and showed me of the many homeowners and their cracks in the walls, poor backwards wiring, mixup of water temps, etc. she said the amount of people in tears over their new purchase were looking to sale. All that did was re-traumatize me again. Meanwhile my brothers in Lala land about his house because he and my father are very skilled. But doesn’t see he shouldn’t have to fix this and that so soon. Sorry so long. Yeah self hate sounds close to that misery. No Lennar for me.

I read many giving opinions about whether they cannot sell or buy a house because of the high interest, but nobody speaks the reality, the problem happens again like in 2006, the extra inflated value of $100k of houses that want to be sold, and those extras $100k is the brainchild of someone who wants to sell and make a 200% profit on a property that they bought less than 2 or 3 years ago, if they put the nominal or correct value of the house, then they would see people buying and not waiting

It's called one+. 1% down payment with no pmi.. wondering on your thoughts on this? Also I am getting $400-$500 per month by my parents right now. I make about 50k per year gross. Pre pandemic I could have purchased in my area no problem on this income but rents are out of control and I'm definitely not buying at these ridiculous prices. Your 150k number is off because taxes go vertical at about 115k when all your deductions go away. That 150k is 120k after just fed taxes. Thats probably 190k ish really.

My vote, home prices are not going to crash...considering that there is demand, home owners aren't selling and Fed is going to keep interest rates elevated, there's no reason prices will fall until well into later 2024 and into 2025

The taxes in Texas are not that much better than CA. I’m paying less in property tax on a 650k condo in CA then my 240k SFH in Texas. I’m 2 miles from the beach and I can go outside all year round with out roasting.
