I'm an agent in Austin AND work for Redfin. It's pretty bad out here in Austin. Investment property at 8.1%, just closed one today, client had 7% rate (locked in 1 month ago), did a 2-1 buy down which helped. Sellers are willing to give a lot at the moment. One seller is giving 15K in concessions on a 20K under sales price. Sellers are still being unreasonable as well. So buyers coming in too low, sellers listing too high, along with market and economic conditions it's a mess! Love your videos and perspective.

This happened with the 2004 housing boom - home prices were greatly inflated, meaning people couldn't sell later because they owed more on the house than they could sell for. I know quite a few people who bought then, thinking they were making a good investment to sell later, but it's taken until the COVID housing boom for the prices to come back to those original amounts.

To balance out your real estate holdings, I suggest investing in equities. If you're cautious, even the worst recessions can present fantastic buying opportunities. Additionally, volatility can produce fantastic short-term purchase and sell opportunities. This is not financial advise, but you should buy immediately away because money isn't king right now!

You're right. I was able to diversify my 450K portfolio across markets with the aid of an investment coach, and I was able to use high dividend yield stocks, ETFs, and bonds to generate a little over $830K in net profit.

I hit greater tax along the road, so I increased my company pension with a SIPP (tax benefits). I'm now 50 and would love to expand my finances more aggressively; there are a few automobiles I still want to drive and a few mega-vacations that I still want to take.

Another reason it's less likely to happen that way is because, despite how terrified everyone is and how they're predicting the crash, there is already an overwhelming amount of demand waiting to absorb it. As I will explain below, this prediction was not made in 2008, at least not by the general public. The other comment states that the ownership rate peaked in 2004. In the second quarter of 2020, we peaked, and now we are at the median level. It decreased by 3% between 2008 and 2012, and by the second quarter of 2020, it had declined from 68 to 65.

Most people find it difficult to handle a fall since they are used to bull markets, but if you know where to look and how to maneuver, you can make a size-able profit. Depending on how you intend to enter and exit, yes.

Given that we are not used to such volatile markets, the fact that the US stock market has been on its longest bull run in history helps to explain the widespread fear and enthusiasm. There are chances if you know where to look, as you noted when I earned more than $780k in the prior ten months. I hired a portfolio advisor because I knew I would need a solid plan to get through these difficult times.

The issue is that either the renter or the owner must in some way pay insurance and property taxes if they want a "permanent roof" with utilities like electricity, gas and water. Because of this, many people-at least in California, where I currently reside-are living in tents. No taxes, rent, mortgages, or insurance. The number of people who tell me they live in their car that I meet amazes me. Its crazy out here!

It’s getting wild by the day. The prices of homes are quite ridiculous and Mortgage prices has been skyrocketing on a roll(currently over 7%). Sometimes i wonder if to just invest my spare cash into the stock market and wait for a housing crash or just go ahead to buy a home anyways.

I get such worries too. I'm 50 and retiring early. Already worried of the future and where its headed, especially in terms of financies and how to get by. Personally, I can connect to that. When I began working with "Catherine Morrison Evans," a fiduciary financial counsellor, my advantages were certain. In these circumstances, I would always advise getting professional help so they can steer you through choppy markets and just give you indicators and strategies for knowing when to enter and exit the market.

Keep this in the back of your mind. There are good days and bad days. It's a zero-sum game, but keep this advice in mind: spend wisely, invest wisely, and diversify your holdings so that when one performs poorly, the others do as well. This can be accomplished by hiring a knowledgeable specialist whose platform provides a wide range of investment options. By doing so, you leave little room for regrets and may even gain more.

Yes, but also remember, we need to make our own goals. We should also be able to look at a set of data and be able to tell whether or not it has Wedge and cash flow. It's so easy, yet almost no one purchasing a primary residence looks at things like that.

High interest rates is the killer? How about prices? Raising and maintaining rates over a decade would have prevented the current market freeze and the over-leveraging by buyers and investors. FYI to Kelman: Household formation growth has been falling for decades. The high cost of living, not high interest rates, is a primary culprit.

I'm a recently retired 30 year veteran full time real estate broker. Warning: When rates rise to this nosebleed level (especially given the nosebleed PRICES) there is a HUGE risk of buying at this point in the market. If you buy you are committed to the rate you sign up for. So when Prices fall (as they are falling across the nation), you can find that you will LIKELY owe, as time grinds down, more than your home is worth. That's an agonizing trap. So that if you must sell, you must bring cash at closing to pay (make up) the difference in the amount you owe and the amount the buyer brings to closing. SELLERS BEWARE! You Might be paying a low interest mortgage. Good for you. But be aware of market priced in your neighborhood. In this kind of market prices can DROP FAST! If prices drop below what you owe, think carefully about your financial circumstances.

@@WelcomeIncare you under 30 y/o? The guy has 30+ years of experience, and says it precisely as it is. I’ve heard people like yourself saying same thing during 2004-2008. Economy/market ALWAYS balances itself out toward the end of credit cycle. It’ll take some time, but housing market will be balanced.

@@WelcomeInc at what point in his comment do you find misinformation? Falling prices? He is correct. Please reference FED database for falling MEDIAN home prices. While skewed AVERAGE price could be seen rising, average price is NOT a reliable, but rather misleading indicator.

I’m in the suburbs of Atlanta and the prices are not dropping. The new townhouses they are building in my area are going from 300-500k. Thank God I purchased my house in 2005 for 170k. I wouldn’t have been able to afford anything at this price.

No perturbation for the 30,000 truckers laid off with the collapse of Yellow? Housing mortgage up $1000 a month PLUS: 1. Higher property taxes 2. Higher insurance costs (especially in Florida where I am) 3. Higher gas costs 4. Higher interest rates (many of us have credit card debt) 5. Higher food prices 6. Airlines now charge for seat assignment and carryon bags! Average working people are being squeezed every which way which makes me wonder if all this isn't being done to set up a new form of feudalism where a relative few own all properties and the rest of us rent or act as serfs.

Low inventory is the best thing that could happen right now! The builders will start to finally build more and then when the bubble pops and recession kicks off a flood of existing homes will go on the market which will set up unbelievably low prices for new and existing homes!

I don't agree. Builders aren't building more for two reasons. 1. They're making a ton. No reason to overbuild. 2. Cost doesn't incentivize any of them to aim for lower margin construction. I'm not saying you're completely wrong, just that rn I wouldn't count t on builders to start making a dent in supply.

Asking a real estate agent whether you should buy a home right now is like to asking an alcoholic whether they think you should have a drink lol. Homes in my neighborhood that cost around $450k in sales in 2019 are now going for $800 to $950k. Every seller in my neighborhood is currently making a $350k profit. Simply unreal. In all honesty, deflation is what we require. The only other option is for many people to go bankrupt, which would also be bad for the economy. That is the only way to return to normal.

Dude, I went thru the same thing that you did in 2008-2011 or so. It was rough. Lost everything, but yet here I am. All I can say is that if you are over leveraged, and have properties that are rented at breakeven or below-sell them now if you can.

The incentives largely exist only with the largest builders. Most of these builders have a national footprint, but there are large portions of the (metro) country that they don’t serve. So, Lennar’s actions mean nothing to most of us in the Plains, e.g. Scale means everything to these builders. Redfin does a great job telling it like it is out there. The fed will overcook and overreact with cuts. They panicked into hikes; they likely will panic out of their “higher for longer” stance.

5:57 is why I am going to rent for the rest of my life. I've owned 2 homes and rented before the first one and rented after the first one and then rented after the second one and I always had more money when renting. I'll rent forever. Homeowner ship is for status or room, definitely not for financial gain IMO. I've made a ton more money using the down payment investing in the stock market. getting in and out and actually shorting the stock market.

I believe it. I bought about a year and a half ago. I love the extra room and the autonomy of having my own house but I definitely saved more money renting. Maintenance and repair costs really add up.

@@marksweeney5237 They just took advantage of what the gov't does best and that is deficit spending, and money printing for bailouts which creates inflation. It's come to a head and now things have gotten so bad that they have to spend and print money at the same time for propping the stock market up and bailing everything else out in between. Too much liquidity in the system. What's higher than unaffordability??

@@realestatemindsetUnbelievable number of "nail pops", bricks cracking with the cracks growing, some weird electrical problems, e.g. the doorbell clicks when the dryer door is opened, lights continue to "glow" after switching off. The electrical issues are very concerning fire issue.

@@k.williamelliott7969I’m sorry to hear that. I lived in a money pit build and it was a horror. Worse than the issues your having. Believe me. The house was leaning (think tower of Pisa) water was pouring in the windows during any storm. Couldn’t close the doors, in doors or out. All thanks to faulty builder, a dirty inspector, and being “young” and not in town when the house was built. There’s so much more. I’m still traumatized. Oh the horrors. Needless to say I gave it up and stayed at my brothers house for a few months. Newly built subdivision in Florida. I stopped by a neighbors yard due to their beautiful landscaping and the horrors she told me and showed me of the many homeowners and their cracks in the walls, poor backwards wiring, mixup of water temps, etc. she said the amount of people in tears over their new purchase were looking to sale. All that did was re-traumatize me again. Meanwhile my brothers in Lala land about his house because he and my father are very skilled. But doesn’t see he shouldn’t have to fix this and that so soon. Sorry so long. Yeah self hate sounds close to that misery. No Lennar for me.

I read many giving opinions about whether they cannot sell or buy a house because of the high interest, but nobody speaks the reality, the problem happens again like in 2006, the extra inflated value of $100k of houses that want to be sold, and those extras $100k is the brainchild of someone who wants to sell and make a 200% profit on a property that they bought less than 2 or 3 years ago, if they put the nominal or correct value of the house, then they would see people buying and not waiting

Hi Travis.. wanted to mention this to you as I was just advertised this program on my Facebook feed from rocket mortgage. It's called one+. 1% down payment with no pmi.. wondering on your thoughts on this? Also I am getting $400-$500 per month by my parents right now. I make about 50k per year gross. Pre pandemic I could have purchased in my area no problem on this income but rents are out of control and I'm definitely not buying at these ridiculous prices. The only thing I could afford is a total dump and then you're also house poor. Love your videos I've been watching you for at least a year. 😊

Not a fan of Redfin. They tend to be the most negative of the RE services. Both demand and supply are contracting, leaving housing prices to move sideways to slightly upward nationally. Places that have been hot markets will,, of course, likely settle downward.

Homes in central ky are sitting on the market much longer and having to endure serious price cuts to be sold. Sellers are just not in tune with reality yet. They missed the peak and just can't come to terms with it.

Noone is adding in how many people no longer want a house. Im seeing a massive spike of van lifers and boondockers. Even more people just living in their pickups and cars at truck stops and walmarts.

Housing is priced at the margin, so new homes adjusting their price will drag down the whole market...a large amount on new build, combine with a large number of investors, in my area, seems like the fuse has been lit...

We keep pushing these rate cuts further and further out honestly it looks like it might be kept at a high restrictive level for years to come. Like they are gonna cut 50-100 basis points and that’s it

Nothing is normal lately! But look at the unemployment is going down when it should be going up! Less applications for unemployment because the layoffs we are bracing for arnt happening??! Very strange when most places don’t even have a skeleton staff to stay open. Everyone is hiring but nobody wants to work, but unemployment stats tell a different story 🤷🏼‍♀️ Bet they’re fabricated! We need layoffs to force people to sell unfortunately.

Well over 75% of ALL new homes are built so badly that they wont last long enough for you to pay off the mortgage on them. You are better off RVing it.

I’m sorry Travis, but my student loans for $55 did not affect my housing that much. During Covid I ended up paying them all off but I don’t think that it’s gonna affect housing that much now maybe people got larger loans than I did, I’ve heard of it, but as a standard, I don’t think that people had as many loans as you’re thinking, just an opinion.

You are right! I live in the Houston area and we have our house on the market. We have dropped the price 2x and have also added in a concession for a 2-1 rare buy down. My house has been on the market for 30 days. Other homes in my neighborhood that are on the market have dropped their prices too.

Your 150k number is off because taxes go vertical at about 115k when all your deductions go away. That 150k is 120k after just fed taxes. Thats probably 190k ish really.

My vote, home prices are not going to crash...considering that there is demand, home owners aren't selling and Fed is going to keep interest rates elevated, there's no reason prices will fall until well into later 2024 and into 2025

The taxes in Texas are not that much better than CA. I’m paying less in property tax on a 650k condo in CA then my 240k SFH in Texas. I’m 2 miles from the beach and I can go outside all year round with out roasting.

Supply is at healthy levels and climbing. High interest rates are a good thing. RESIDENTIAL real estate values are declining YoY nationally. This decline will continue for years. Decade. God bless, America 🇺🇸
