Sir condo crash is here because pre construction condos were sold on high price. The price appreciation I.e 4 years it takes to build a condo was already added by the builder. Question is how come they were sold at high price like 1150 sq feet in 905 zone. Because of high demand. But how come so much high demand. Because of FAKE MORTGAGE PRE APPROVAL LETTER. whenever a developer sells a pre construction condo they ask customer to bring pre approval letter. That letter has to be generated through proper mortgage approval. It's sad and ironic to say that these letter are just printed of the paper and sold for 500 dollars. What a scam. This creates high demand and high price. Canadian economy has been destroyed by money laundering and mortgage income document fraud.
