Always tell your agent pull me all the comps with pictures that have sold in a half mile in the past 6 months. Pictures are important because it shows you the condition of the property.

The reason the website wasn't coming up with the correct estimated value is because you were supposed to put 260,000 in the minimum box, instead it was put in the maximum 4:46. So there might've actually have been other homes worth more then 260,000. Awesome stuff though man!

Kris I love your videos but for your viewers I want to mention you did the value search backwards, the $260,000 part should have been in the first box, that’s why it was showing a home with a value less than 260k! You have to put 260k in the first box not the second!

They accepted my offer on my second rental. The person was in distress the house wasn’t listed but heard she wanted 60k they accepted my bid at 53k. It’s definitely worth it and more.😁

The trending price amount may not necessarily mean theres equity in the property, that could mean its over valued as prices are generally subjective and market appraised to begin with.

Can you do liens take over the property tax for one year to help the owners and still rent it out? Let say the owner owe around $5000 in tax and is about to loose the house but can't afford to pay the taxes and don't want to walkout empty handed. And you make them an offer around $20,000 to walk away but with a note to pay in 1 year. Would you be able to rent the house after paying for the tax?

Best to find deals off market/ non-mls to avoid a realtor to jack with and no commissions to factor in. If you offer someone $250k you are essentially giving them what a realtor would if he listed it for $275k. A seller going through a realtor will likely lower the price to show price drop and increase search views and they'll pay the 6% commission bringing it to $250k or less.
