Renovating An 1890's Home! | Relocated
Betsy Sweeny is a 27-year-old architectural historian and preservationist at the Wheeling National Heritage Area who decided to take on the task of renovating an 1890s home in Wheeling, West Virginia. Sweeny is amongst a significant group of young professionals who have been leaving metropolitan cities for, quite literally, greener pastures.
Betsy found her turn-of-the-century, “eclectic-style” red-brick Victorian home on the east side of town for a mere $18,500 thanks in part to the Cheap Old Houses Instagram account, which promotes historic homes in need of some TLC. She estimates that her renovation will come to $125,000.

I would've renovated that small house in the back 1st & lived there to save on rent & just put those savings into the renovation cost for the house. But I'm EXTREMELY FRUGAL. This is a BEAUTY. Gonna be SO MUCH FUN living there.

How incredibly well spoken Betsy is. At 27 she has put quite a bit of thought into where she wants to live. Really unique. Here in California $800 a month will get you roommates.

We just purchased a house in wheeling wv thanks to Betsy and her KZbin videos. If you live in the DC area as a renter and you work from home , please take a trip to Wheeling you may end up as a homeowner!

She is so eloquent and thoughtful! I love that she thought about planting flowers and herbs to brighten up the neighborhood and to show her neighbors that she truly cares. I renovated a 4 storey house of that age when I was in my 30s, it as a big job. Not only the original refurbishment but the continuing upkeep and maintenance. It had 30 ft hall ways so by the time I had finished decorating the whole six bedroomed house, two bathrooms, large kitchen diner, lounge, spiritual room, laundry room, bathroom and shower room, it was usually time to start again. I bought it for £36,500 in the 80s.

Congrats and good luck. I took on an old farm house from 1890 (I have a few videos on my channel) and started out hoping to keep to a similar budget. The budget did not hold. I guess I got a little carried away but it turned out very nice.

Phenomenal house for only $143,500 (purchase price + renovations). Even at twice the price, its a bargain. Incidentally, the finished product is in a CNBC video featuring Betsy. Absolutely gorgeous (Both the house and Betsy 😉)

She has a website.. it’s her name. Over a year later.. and the ‘best photo’ is of her using 2 plants to disguise a rotten wall. She has great _ideas_ ..but realistically, _properly_ restoring old houses like this isn’t financially feasible for the average person. 😐

I restore victorians in San Francisco Ca. and I can tell you that it costs over $100,000.00 to do a kitchen remodel in the city. To do a remodel of the scale your talking about would cost over $800,000.00 or more. I know it's cheaper in W.V. but I also know that it would take more than a year to do a proper job. Good luck, and I am pulling for you!

She can absolutely get this house into livable and good condition for under 100k and it sounds like she has the financing in place. In an area like this you are talking 15k/roof, 20k new windows (if she replaces say half of them), 15k on masonry repairs, 20k on plaster/floor refinishing, 15k on kitchen/bathrooms. 15k for electrical and plumbing upgrades.

​@@gregbrady8454 From experience renovating in a low income state. Could she spend way more than 100K? Of course. Does she need to spend more than 100k to make the house comfortable? Probably not. She paid under 20k for the house (mentioned in a follow up video), is planning to use historic tax credits which I believe are 15-20% write offs, and seems capable of overseeing the renovation. At the end of the day she may never be able to sell it for what she has in it due to the area, but that's for her to figure out. I also work in california so I see the other side of the spectrum ....where a new custom home can be 500+/sf not including land cost...and where a recent client just spent 80k on kitchen appliances. These are different worlds.

I would buy a shipping container and put it on the plot. Then I would store all the stuff in it. I would cleanup the small house and live there to save on rent. till the main house was done.

With an extensive renovation requiring specialized craftsmen, she's certainly paying for more per month than the $800 that she is claiming. Windows, wiring, roof, insulation, plumbing, heating are all the basics needing attention, and all are expensive.

This is interesting, but why modernize an old house when you can preserve to it original state? That's what give it the value that Old houses have. A Victorian home may cost more than a new house. I'm just thinking and trying to relate too.

You could drop $1M on that easily doing a proper restoration. If I billed out all my hours on our 1,400 SF bungalow at current rates I know I would be into six figures just on the interior main level.

I wonder why she moved out of the Charlottesville area. A lot of that area of VA has a bunch of old small towns that are trying to recover economically with a bunch of old houses. I live in a small town that is about 40 minutes away from Charlottesville and my town has been trying to restore a bunch of old buildings recently. A bunch of hotels and bed and breakfasts have recently been restored and there are a bunch of old Victorian and Colonial houses in our area that are falling apart. And our downtown has been thriving more and more in the past years. I think it's cool, but I just wonder why she moved when she lived in an area with a bunch of houses like she seems she was looking for.

I want to do this as well but where I live older houses that need A LOT of work are in the 500k range making it almost impossible to do it. I'm still on the lookout though.

Been there, done that. Restored an 1885 Italianate Victorian; original floors, windows, trim, plaster walls, everything. Took up 7 years of my life and hundreds of thousands of dollars. Proud of the result? Yes. Would I do it again, NEVER! Definitely a project for 20 somethings to early 30s. Not worth it as you get older and want to have a kid or two. And be sure to carefully consider the location because even with a beautiful old restored home....location is EVERYTHING when it comes to determining its final value.

What about lead paint and possible lead pipes? What about asbestos plaster and insulation? What about outdated wiring and plumbing? What about foundation stability? What about heating and cooling systems? What about radon? ...I'm asking because I've considered buying a great grand old house for my final retirement house.
