You mentioned the cons of rent by room, but what are the cons of mid-term rentals?

The main one, in my opinion, is that they use the property similar to long-term renters. This means when it gets returned to you, the fridge has been used, the yard might look crummy, etc. It depends on how long the tenant stays- but the wear and tear sometimes with an MTR is more significant than people predict.

Did you ever experience renters who overstayed and didnt want to leave at all? What do you do if that happens?

I have not had that happen- nor do I know anyone that has happened to. If it did though, you start the normal eviction process for your state.
