I’m a single mom with four kids. I have raised them on my own for the last 11 years, been able to provide housing and all necessities on a very modest income here in Idaho. We had to move twice during the pandemic due to the home selling or the homeowner needing to do renovations. Myself and my 3 older teens have been working to try and afford getting into another place. We have just given that idea up and have resorted to living in our camper in RV parks. Every home here has a ridiculous amount of applicants and is super spendy to get into. Also, trying to sort out scam listings.. a nightmare! We figure we will just ride it out until this all passes, enjoy closer quarters together until then and just be super thankful to have a roof of sorts over our heads👍. All this may possibly push our little family out of the state we have always called home… but, perhaps a new adventure is out there for us😁

The first few years I lived in this apartment the increases were tolerable at $37-$52 per year increases. The new lease letter came last week with a $141 increase. I'm on disability, my partner works his butt into the ground driving heavy wrecker haulers. Our pay didn't go up so this increase has to come from what? Food, power, my meds? I know the hike isn't nearly as bad as what I saw in this video for some people, it still put me into a serious shock then depression for a couple days because we've both been dreaming for years of owning a home and we've been so busy barely making it there was nothing to save. Now what? Live here forever until the rent is 5k a month? I am so grateful to have a roof over my head, but am sickened to give so much money to this place (so many issues with this old building). I'm scared of being trapped here forever! Side note: when I got married to my first husband in 1991 our rent was $350 a month for a small 2 bedroom house in the country. Crazy huh!?

Tenant from California; first time ever renter and been attempting to do research of my own to figure out what’s gonna happen to my rent and how rent control figures in; another issue with rent control here is that depending on where you’re at, state laws for rent control technically defer to city and/or county laws; in my area these city laws only really apply to veeeerrryyy specific buildings, such as buildings built prior to 1979

Here's how you know rent is artificially inflated. I liive in a apartment that should be 1200 a month, I pay only 578 per month. It's income based. Now lets look at how much they pay for taxes. Its around 3000 a month, Then you have utilities, which if not doing a coenergy plan of solar and mainlines, you could pay upwards of 20K. Then you have the water and trash, that could be upwards of 30K for moth. That would mean a landlord is paying 53K every month for everything. That means if you have around 100 tenants paying 1K, your paying that off and making money to put into a savings account pay your staff and use for emergencies. Most apartment complexes have about 100-150+ tenants. Rent is only artistically inflated because renters know they can and they would still get people to rent.
@buildingbuildercip8292
@buildingbuildercip8292 2 жыл бұрын
You forgot that the owner or owners of a 100 unit apartment complex didn’t pay cash for it. Let’s say he paid $10million for the complex…each unit costs an avg. of $100k his monthly payment to the bank is probably about $50k alone. There’s also an avg of 10% vacancy rate that you didn’t account for either. Most landlords of such properties usually borrow on them after time to buy other complexes using 20% down. It’s a business, so they reinvest their gains to keep their business growing. They’re maintenance costs and materials also increase. All of my gardeners, electricians, plumbers, pool cleaners, etc… have all raised they’re prices by 30% since 2020. As the value of the property goes up…so does property insurance, because they have to insure the building for more, and property taxes also go up dramatically when properties increase. You have to think about the whole picture… it’s not as simple as you make it out to be.

They say this is "market value". It's just their excuse to get more money. The only way to get out of paying thay much is by outsourcing your building's electricity to another source.
